Yes, moss can be dangerous for your roof if left in place to grow without treatment. The moss soaks up and holds moisture. Having a constantly damp roof could lead to problems with rot for the parts of the roof that consist of wood. Additionally, a patch of thick moss may draw insects and birds, which could damage the roof. Thick moss could block the roof’s drainage system. Water then may back up after a rainstorm and cause further damage that could eventually lead to roof repair expenses or the cost of roof replacement.

If a roof is not vented, trapped air and moisture have nowhere to go and will cause moisture to build up in the attic. When moisture builds up, it can cause mold and mildew, leaks, and rot. Most traditional lenders will not loan against a house with a leaking roof, and some lenders won’t lend against a home with a roof near the end of its lifespan. If the roof on your new home is in poor condition, you may need to have the seller offer a credit for a roof replacement after closing, or you can opt for a renovation loan—also called a 203k loan—to bundle the house and the roof replacement into one loan.

Mansard roofs provide more attic space or living space on the interior than many other styles, and they offer a classic appearance and old-world charm to any home. They also often have multiple windows on the lower hip, providing ample natural light and ventilation. 

On the other hand, they’re more expensive to install and replace due to their complexity and rarity, and the low slope of the upper hip means that heavy snowfall can be an issue. Additionally, they’re more prone to leaking than many other roof styles.

A roof replacement will usually include removal of your old roof, shingle replacement, and a new roof underlayment, but it may only include adding new shingles if you’re layering new shingles over the old shingles. If you have signs of roof leaks or your roofer finds water damage to the roof decking underneath your old roof, it can also include replacement of the OSB or plywood decking that lays over your rafters and supports the roofing material above.
