"Incredible team! They take great pride in their work. There was an issue that came up to no fault of anyone, and the team was quick to respond to the issue without any additional charge. This company is an honest contractor that I would recommend to anyone in the Dayton area."

"Bryan completed a partial kitchen remodel in our 155-year-old house, and my wife and I are very pleased with the results, and with the entire process. As an architect, I know from experience that it's incredibly difficult to find a contractor who has fair prices, does quality work, communicates clearly, AND works with subcontractors who are equally capable and professional. Thankfully we found that person in Bryan. We would gladly hire him again (in fact, we've already hired him for additional work!) and would absolutely recommend him to others."

Customers say: Quick response

"David Underhill and his crew were great to work with from the start. We began by hiring Gayle Fraser to design our backyard project and ODB implemented that design. Bid was not the lowest I received out of four but was close. We went with ODB because of their reputation/reviews and the engagement we had with them as we reviewed our options. They didn’t disappoint. There were a few design items we adapted during construction which improved the end product but didn’t lead to cost surprises. David expertly managed the various subcontractors (his crew - Manuel was awesome, electric, plumbing for gas line, stone masons). The only thing I’d advise prospective clients is that ODB is in high demand and they will probably have to wait some months before the project begins because other clients are ahead of them when they sign the contract. For us, it was better to go with the best option for quality of work rather than who could get it done sooner."

"Remark is an awesome contractor! They did an outstanding job on our playroom and steam room project. Everyone on the team was extremely professional and very respectful of us, and of our home. Chris and his team were very responsive to our needs and questions while handling all the details which made our projects easy. "Complete kitchen remodel including taking the entire roof off kitchen section, house is 100 years old. A complicated job that was preformed perfectly. Every detail of the job was well-thought out and we were guided through the whole process for what to expect for each stage of the project. Flooring was also replaced on the entire first floor, several sections of the house besides the Kitchen were rewired and the entire roof was replaced including replacement of a crumbling chimney. Our house is like brand new and we could not be happier, Kodiak is the only contractor I would ever use, Highest rating possible!"

"Tim (owner) was great to work with—professional, responsive, and very kind throughout the entire process. Jeff, the handyman who handled our plumbing, electrical, and general contractor work, was also fantastic. He was knowledgeable, easy to work with, and did excellent work. We’re very happy with the service and will definitely use them again in the future. Pricing was fair and much lower than other quotes. Highly recommend!"

Unfinished Carpentry questions, answered by experts

It’s sometimes safe to replace a load-bearing wall with a beam, but you need a structural engineer to sign off on the project. You’ll also likely have to upgrade to a steel I-beam or another material that’s stronger than wood to maintain the level of support you need without the wall underneath.

Enhances property value, ensures safety, and provides a sound basis for future construction.

Yes, a one-story house can have a load-bearing wall. The load-bearing walls in a single-story home are usually the exterior walls. If the house has a basement with exposed walls, the arrangement of the beams can help indicate what walls are load-bearing.

The best way to calculate framing costs is by basing your costs on the square footage of your home. On average, framing your home could cost anywhere between $7 and $16 per square foot.

To ensure you don’t go over budget, base your estimates on the higher end of the price range. If you know you’re going to use high-end materials or require a custom or complex build, you might even want to tack on an additional 5% of your budget.

Using a steel frame may raise the value of your home. Steel is more heat resistant, has better longevity, and doesn’t need any upkeep compared to traditional wood. You can also customize a steel build a little easier than other materials like brick, concrete, and vinyl—which have trouble bending and adapting to renovations.
