To potentially save money, you could consider scheduling your roof replacement during the summer or winter off-seasons. However, both seasons have significant disadvantages. Extreme summer heat can make shingles too soft to handle, while winter's cold, snow, and ice can create dangerous working conditions and prevent shingles from sealing correctly, as they typically require temperatures above 40-45°F.

While two-layer torch down roofs are easier to install than three-layer roofing, it is best not to DIY the installation. Torch down roofs require expert knowledge of the application process to get it right the first time and prevent leaks or poor craftsmanship, not to mention that roof work can be dangerous.

Properly installed chimney flashing can last anywhere from 15 to 50 years. However, flashing generally only needs to be replaced when it is damaged, corroded, or no longer creates a watertight seal. Several factors influence its longevity, including the material type, quality of installation, and local climate. For example, copper flashing tends to last longer than galvanized steel. Large storms and extreme weather can also damage flashing, potentially requiring earlier replacement. To ensure its longevity, it is recommended to have your chimney and roof inspected annually. Underlayment is used between existing shingles and a new metal roof to prevent friction and wear from the shingle granules on the underside of the metal. The underlayment also helps prevent water intrusion and allows expansion and contraction without wearing away at the roofing material.

A properly installed, high-quality tarp can be left on a roof for up to 90 days. However, this is only a temporary measure and not a substitute for proper roof repair or replacement. Thinner tarps or those exposed to heavy wind and rain may not last the full 90 days, so it's important to monitor the tarp's condition to ensure it continues to protect your roof from the elements.
