"I first started working with Gary in 2016. We had planned to build an extension above our foyer. Fast forward to November 2020, when we were finally ready to start building the addition...I contacted Gary - out of the blue, and we have been working together again since. His customer service and flexibility has been exceptional! For example, contractor suggested a few changes to his plans, so we discussed those, brainstormed and tried to find what would work best for our apartment. We really picked up where we left off 4 years ago, and Gary was able to help and provide guidance for our project. I would definitely recommend his services to anyone in need of an architect."

Customers say: True professional

"Awesome job. Cesar, the owner of Regina evaluated the situation and rather than trying to get me to pay for a new pipe which would have required ripping up a part of the driveway, he solved the problem with ingenuity. In the end, his cost was well below a new pipe which was not needed. I have now had him look at several other projects I have wanted to do over the years. He put thought into those as well and I’m sure he will do a fantastic job at a very reasonable price. He also put down mulch in the same visit, also at a very reasonable price. Again, this is company I would highly recommend. This comes from a homeowner of 25 years at the same location who has seen and spoken with dozens of contractors."

"I have used this Company in the past so I was already impressed by them, when I decided to go ahead with this job, I called them and they were very responsive since the start. The job went very well. Trees look great and I can't wait to see what they will look like in the next few years. Workers showed up early and were very efficient. They really worked hard to clear some large roots and countless rocks that were underground. The price was fair and probably low with respect to the amount of labor which was probably unexpected. I dealt with Mr. Palmieri directly. He really is a pleasure to deal with. Hope to work with this Company again! I highly recommend them."

Architects questions, answered by experts

To determine if your Ossining home is a good candidate for architectural service projects, evaluate its structure and site. Check the foundation's condition, roof integrity, and overall soundness for additions. Assess your lot for compliance with setback requirements, topography, and drainage patterns. Also consider regulatory factors like local zoning, historic district restrictions, and any environmental constraints on your property before proceeding.

Helpful?

Signs that previous architectural service projects in NY need redoing include weather-related failures like water infiltration from ice dams or foundation cracks from frost heave. Other red flags are work done without proper permits, structural issues like sagging floors, or poor design leading to awkward layouts. Persistent moisture problems or premature material deterioration also indicate that the original work may be failing.

Helpful?

For architectural service projects in Ossining, a seasonal routine is key. In spring, inspect for winter damage like frost heave and ice dams. Summer is for checking UV damage on siding and paint. In fall, clean gutters and prepare the building envelope for winter. During winter, monitor for ice dam formation and condensation issues, documenting any settling in new construction to share with your team.

Helpful?

When hiring a pro for architectural services, prioritize local expertise. Your architect should understand Ossining's varied terrain, historic district regulations, and Hudson River waterfront restrictions. They also need experience designing for the four-season climate, including managing moisture in the humid river valley and accounting for local snow loads. A portfolio with similar Westchester County projects is essential for verifying their qualifications.

Helpful?

In Ossining, architectural service projects can have unexpected costs from site-specific issues like steep terrain grading or rock removal during excavation. Regulatory compliance, such as navigating historic district approvals or meeting flood zone requirements near the Hudson River, can also add expenses. Budget for potential weather-related delays, especially during the extended winter construction season from November to March, which can impact schedules.
