My 15+ years of inspection experience ensure that you’re aware of EVERYTHING about your new investment because I invite you to join me throughout the entire visit! This takes approx. 1.5 to 2 hours where I’ll point out and provide pictures of all aspects so you’ll know the details first hand. I truly enjoy what I do and consider every inspection as one being done for my very own family! That’s why I offer the best price with the best service…GUARANTEED!!! Every inspection includes: FREE radon testing, FREE certified insect report, FREE chimney inspection and FREE mold inspection. I'M LICENSED BY NYS. I also have a Mold Assessor license issued by the State of NY Labor, Mold Assessor. The license number is MA00578, and it expires in March of 2018.

I am a privately owned Home Inspection company (License # 16000035915) that specializes in representing the home buyer and not working for the real estate agent. Most home inspectors receive referals from the buyers agent who would not recommend an inspector that might spoil the deal if he finds a flaw in the inspection. I don't work for the agent. I work for the buyer. I review all the components of the house from the roof, gutters, siding, windows, insulation, electrical wiring, plumbing, sump pump, hot water tank, heating system and any pertainent feature of the house that would affect the quality of the house. I have been an engineer at Fisher-Price for 34 years and was trained to identify problems (ingeneral) and continue to follow this training in the home inspection business. Pricing - My pricing is primarily figured by square footage of the house: $300 minimum @1500 Sq. Ft for each additional 500 sq. ft add $50. example - (2000 sq. ft. = $350, 2500sq. ft. = $400 and so on) Crawl space basement - additional $50 unattached garage - $50 additional

Home Inspection questions, answered by experts

If you intend to do the majority of the work yourself, you can pay to hire an architect or a structural engineer to ensure your home remains structurally sound. They can help with the planning to make sure everything is up to code and safe for your family. On the other hand, if you’re not sure your home will be completely safe when you’ve completed the project, let a pro do the job.

Foundation cracks won’t always affect your appraised value. All foundations crack due to normal settlement, so hairline cracks that aren’t leaking or uneven from side to side are unlikely to have an impact on your appraisal. Structural cracks, on the other hand, often lead to a reduced appraised value, especially if the underlying problem will cause the issue to worsen over time.

Removing your fireplace can lower your home’s overall value, but probably only slightly (around $1,000 to $5,000, on average). When deciding whether or not to remove your fireplace, weigh the benefits of removing your fireplace (less maintenance, more floor space) against the potential loss of value.

It’s worth getting a wind mitigation inspection if you’re trying to save on your homeowners insurance. Plus, passing an inspection proves that your home is in good condition if a tropical storm, hurricane, or windstorm comes your way. Even if you don’t pass, getting a wind mitigation inspection is still helpful because it will let you know which areas to improve to make your home safer.

Chimney leaks may be covered by homeowners insurance, but it depends on the cause and the type of homeowners insurance you have. For example, if your chimney starts leaking after sudden extreme weather (like a lightning strike or wind storm), your insurance is more likely to cover it. But if your chimney problems are due to normal wear and tear or a known issue that you didn’t fix, your insurer might not pay for it.
