I am a homeowner and a 55 year resident of Western New York with building trades and Real Estate experience. I have been inspecting houses for over 10 years, from early American Cobblestone, Colonials and Victorians to the modern energy efficent new builds of today and everything in between. The home inspection fee is base on square footage, and for a 2000 square foot house the fee starts at $300.00

I am a privately owned Home Inspection company (License # 16000035915) that specializes in representing the home buyer and not working for the real estate agent. Most home inspectors receive referals from the buyers agent who would not recommend an inspector that might spoil the deal if he finds a flaw in the inspection. I don't work for the agent. I work for the buyer. I review all the components of the house from the roof, gutters, siding, windows, insulation, electrical wiring, plumbing, sump pump, hot water tank,heating system and any pertainent feature of the house that would affect the quality of the house. I have been an engineer at Fisher-Price for 34 years and was trained to identify problems (ingeneral) and continue to follow this training in the home inspection business. Pricing - My pricing is primarily figured by square footage of the house: $300 minimum @1500 Sq. Ft for each additional 500 sq. ft add $50. example - (2000 sq. ft. = $350, 2500sq. ft. = $400 and so on) Crawl space basement - additional $50 unattached garage - $50 additional

My primary business is consulting on buildings that have construction defects that allow moisture intrusion, rot, mold, etc. I also work with builders on new buildings to assist in the sequencing and selection of products to prevent moisture intrusion, promote long-term building performance, ie., concrete curing, roof flashing, window and door installation, moisture barriers, basement waterproofing, etc.
