I am a privately owned Home Inspection company (License # 16000035915) that specializes in representing the home buyer and not working for the real estate agent. Most home inspectors receive referals from the buyers agent who would not recommend an inspector that might spoil the deal if he finds a flaw in the inspection. I don't work for the agent. I work for the buyer. I review all the components of the house from the roof, gutters, siding, windows, insulation, electrical wiring, plumbing, sump pump, hot water tank,heating system and any pertainent feature of the house that would affect the quality of the house. I have been an engineer at Fisher-Price for 34 years and was trained to identify problems (ingeneral) and continue to follow this training in the home inspection business. Pricing - My pricing is primarily figured by square footage of the house: $300 minimum @1500 Sq. Ft for each additional 500 sq. ft add $50. example - (2000 sq. ft. = $350, 2500sq. ft. = $400 and so on) Crawl space basement - additional $50 unattached garage - $50 additional

Before inspection, Jim reviewed the inspection process with me, what areas he would inspect, and areas not covered under the inspection. Jim is very conscientious about safety, he walked me through safety issues within the structure of the house and garage: electrical issues that need to be addressed ASAP, exposed pipes in the garage and his concern of unknown location of their shut off value. There are several concrete issues with the property, one exposing the basement wall to potential water issues. Jim made note of an exterior handrail ( I didn't use it) next to entrance door of the house, he mentioned it needed to be more secure. I appreciated him making note of it, I have elderly parents that would certainly use the handrail. He also provided me with information on the current hot water heat system in the house. He took several photos that he inserted into the multi-page report.
Knowing I needed the report within a few days, he quickly completed the report the night of the inspection.
I would highly recommend Jim, the thorough, professional inspection was four hours in total, I highly appreciated his safety minded approach during the inspection. He is readily available for follow-up phone calls.
