Normal home inspections do not include sewer lines or septic systems, hazardous materials like radon or mold, swimming pools, electrical systems, or pest problems. Most of these require a separate inspection by a qualified pro in addition to a general home inspection.

Home inspections can reveal many different issues that could end up costing buyers thousands of dollars or more post-closing to rectify, so what a buyer is willing to pay for a home largely depends on the findings of the home inspection. Major issues like foundation damage or structural problems could significantly bring down the selling price. A “clean” home inspection that reveals no issues may make the home more enticing to buyers, potentially raising the selling price.

A half bath is a selling point, adding about $8,000 to $10,000 to the overall value of your home. Removing it can decrease your home’s value—particularly if you have too few bathrooms for the number of bedrooms. That said, it may not make much difference if the number of bathrooms isn’t a problem. You could add value by utilizing that space differently, like a laundry room or workspace.

While the air inside your home should have some moisture—the ideal humidity level is between 30% and 50%—too much moisture can lead to issues. Some ways to tell if there’s too much moisture in your home include condensation inside your windows, mildew growth in the bathroom or mold on surfaces, peeling paint, or an uptick in allergy symptoms.

At a minimum, landlords typically perform an apartment home inspection before tenants move in and after they move out. Most lease agreements include a “right to entry” clause allowing for “inspection by the landlord.” They do this to check for damage, identify repairs and maintenance needs, and ensure tenants are following property rules.
