"I am a long standing customer of Land Z Masonry Corp. because all of their work is high quality and professionally done. When I called Luis, the owner, regarding the work, he got back to us immediately. He came out to look at the job and he gave us a very fair estimate on this job and another job that we wanted to also have done in our basement. The installation of the new concrete floor took a few days. Luis' workers were always punctual, respectful, and they maintained a consistent work schedule each day. At the end of each day, they would always leave our property in a neat and presentable manner. Each day Luis would visit the job site to check out and inspect the work. He also always made himself available to answer any of our questions or concerns. It is important to know that at the outset of the job, Luis took the time to explain to us how he and his team were going to approach the work. Luis is a highly qualified professional and skilled craftsmen. He is respectful, honest, trustworthy, and very sensitive to the needs of his customers. Luis and his team did an exceptionally fantastic job laying this new concrete floor in our basement. L and Z Masonry does excellent work and their prices are fair and competitive. We strongly recommend them, and will most definitely use them for future projects in our home."

"I had Inex Home Builders clean and seal my outdoor deck in October. Ron and his crew did an excellent job and was easy to work with and addressed all my concerns. I wanted Ron to also do some exterior painting at that time but the outside temperature was prohibitive. Would hire them again."

Customers say: True professional

"The work was required due to an emergency demolition of the existing porch in order to repair a severed sewer line.  As I did not have front access to my home until the new porch was completed, Hector Santucci was extremely responsive in getting the work done quickly.  He provided examples (pictures) of his work and a detailed quote that he stuck to.  The cost of the project was the lowest of the three contractors I spoke to.  The work was completed in one week and the worksite was spotless at all times.  The new stoop and walkway has significantly improved the curb appeal of my home.  I would highly recommend Santucci Bros. to everyone."

Patios questions, answered by experts

Creating a screen room is one of the most cost-effective ways to enclose a patio so you can still use it in the winter. Most screen rooms aren’t insulated, so you’ll need to wrap up warm or use patio heaters in winter. Also, be aware they might not hold up well if you live in a location where heavy snow is common.

A solarium is a luxury addition to a home and can be an excellent breakfast area or reading space, but that doesn't mean there aren't disadvantages. For one, since the room is made of glass it can look dirty very quickly. Another disadvantage is solariums are notoriously hard to balance temperature and will most likely significantly increase your heating and air conditioning bill. Unlike a greenhouse addition to a house, a solarium won’t help you grow as many plants.

Your maintenance needs revolve around the type of foundation you choose, as well as how you furnish or decorate it. Patios require little else other than the occasional hose-down, but decks and other wooden structures will require annual power washing and sealing. You may also need to restain the wood every two to three years.

Adding a solid roof rather than building a pergola or leaving the space open will make maintenance much easier. Without a roof, you will need to spend more time sweeping, washing, and covering your furniture to protect it from UV bleaching.

Several types of porches are available to meet your needs and style preferences. Some common porch types include:

  • Porticos are essentially a roof over a walkway leading to the home's front entrance.

  • Sunrooms are closed-in porches that are an extension of the house with glass or plastic panels that allow optimal sunlight.

  • Wraparound porches extend around the entire home, or at least the front and one side, and offer multiple entrances to the house.

  • Back porches are an extension of the home’s floor into the outdoors. These offer more protection and privacy than a deck.

Yes, but ensuring the deck has a solid foundation with adequate footings is critical before building, as the weight of a sunroom will put significant pressure on the structure below. Even if your deck is properly constructed, it may not be able to handle the extra weight. While some basic, lightweight, prefabricated sunrooms can sit on a deck with a strong existing foundation without additional supports, in many cases, the foundation and joists will need reinforcement. It is always best to have a structural engineer perform an inspection to evaluate the deck's quality and structural integrity. A professional can help you decide if reinforcement is sufficient or if it's better to tear down the deck and start over.
