"Carl did a beautiful job on our patio. Quality of his work is top notch. He came over to look at the patio area and gave us an estimate all within 24 hours. Also, came over a second time to make adjustments. That re-quote was same day. He was a pleasure to work with. I wish all contractors were like this. I wouldn't hesitate to recommend Bongiorno & Sons."

Small jobs welcome

"I have used Dimassi & Sons for multiple projects over the last eight years and have had a great experience every time. The projects included a 1000 sq ft patio, a completely renovated bathroom and an additional 800 sq ft patio to go around an in ground pool. All of the jobs were done professionally, in a timely manner, and with competitive pricing. For any future projects Dimassi and Sons will always be my first call. Sal is honest and trustworthy. I never felt like I was being oversold or taken advantage of. I would happily recommend Dimassi and Sons to everyone."

"Everything went very well. Steve repaired my front brick walkway and did a very good job. Such a good job that I asked him to repair the back patio slabs. That also came out great. I’d recommend Randazzo Masonry to anyone."

"Lou is terrific. He kept me informed and showed up when he said he would. He was extremely careful about not getting any deck stain on my new siding and I was very satisfied."

"Joe and his workers did a beautiful job on my patio and created an amazing waterfall that cascades into my pool.  He was very creative and incorporated his ideas with what my husband and I wanted for our backyard.  Joe and his employees were very neat and always on time.  Joe was hands on for the entire project and I couldn't be happier with the outcome.  Since his completion of our job, I have recommended him to a family member and a friend and they were both completely satisfied with his work.  I know I can recommend Long
Hill Masonry to others without hesitation.  If I am in need of any masonry work, I will definitely use Long Hill again."

Patios questions, answered by experts

The least expensive way to enclose a porch is with screens. These protect the room by preventing insects from entering and, if you live in a warm climate, provide excellent airflow during hot summer months. Screens cost far less than any other alternative, so if you are against getting permits, spending too much, or enclosing your porch in walls or glass, screens are the best choice.

Yes, but ensuring the deck has a solid foundation with adequate footings is critical before building, as the weight of a sunroom will put significant pressure on the structure below. Even if your deck is properly constructed, it may not be able to handle the extra weight. While some basic, lightweight, prefabricated sunrooms can sit on a deck with a strong existing foundation without additional supports, in many cases, the foundation and joists will need reinforcement. It is always best to have a structural engineer perform an inspection to evaluate the deck's quality and structural integrity. A professional can help you decide if reinforcement is sufficient or if it's better to tear down the deck and start over.

The life span of your solarium will depend on the materials used and how much wear and tear the room experiences from the inside and from the outside due to weather. On average, you can expect your solarium to last anywhere from 10 years to 50 or more. In rare cases, such as with old estates, solariums can last over 100 years.

Yes, adding a sunroom can increase your home's value, with a return on investment (ROI) ranging from 20% for a screen room to 50% for a three- or four-season room. The amount of value added depends on the design. Fully insulated, temperature-controlled four-season sunrooms add the most value as they can be included in the home's total living space. In contrast, simpler structures like Arizona rooms or solariums typically have a lower return as they don't count as legal living space. A high-quality sunroom can also be an attractive feature for potential buyers, especially those who enjoy gardening. The value may also be higher in warmer climates where this feature is more sought after. When deciding, consider both the potential resale value and the personal value you will get from using the room.

Whether it's better to add a sunroom or a regular room to your home depends on your goals. If you need extra bedrooms, building rooms with four standard walls makes more sense than adding a sunroom. If you don't need extra sleeping areas but would like to expand the living space of your home, a sunroom makes sense.
