EVERYTHING IS LESS PRECISE It seems that the contractor?s underlying attitude was that ?this is just a garage,? but the resulting construction was more in line with building a shed. Window headers were left not completed. Cement-coated, scrap wood was used in visible portions of the exterior. Expensive siding (owner provided) was installed poorly, with trim regularly popping off and becoming detached. Loft stairs, although specified to be construction grade, appear to be styled to meld with ?The Little Rascal?s? club house; with varying sized treads and an OSB floored landing?the contractor tried to charge extra for this because they were ?winders!? Not enough anchor bolts were ordered to secure the floor plates; at the contractee?s insistence, Tapcons were used to make up for this error. Most of these were not driven in sufficiently?likely because the pilot holes weren?t drilled deep enough. A haphazard latticework of blocking and support for the loft trusses made this area impossible to insulate to code. Much of this had to be removed and properly reinstalled to obtain the required insulation thickness without excessive compression. To make up for a shortfall of approximately 18? of drip edge, a scrap piece was installed over the top of the existing edge. This makeshift installation would have directed rain into the roof, if the contractee had not corrected this error. The contractor?s trademark ?electrical entrance thru the foundation? was executed poorly with the electrical entrance conduit neither within the stud wall, nor outside of it. This construction trademark was supposed to make the electrical entrance disappear. However, the result is that the 2? conduit protrudes from an interior wall; making it impossible to conceal and difficult to sheathe. It would have been more aesthetic to do a conventional outside entrance.
COULD NOT MEET CODE REQUIREMENTS When the Building Permit was issued, the Code Enforcement Officer sent along requirements for Bracing for Overhead Doors in Seismic Areas. This document was promptly relayed to the contractor?who ignored it during construction. The contractee had to facilitate a meeting between the CEO and the contractor, and still, the issue was not resolved until (at the urging of the contractee) the eleventh hour. Throughout the project, the contractor appeared either not to understand the requirements, or was culturally unwilling to comply with them. This project also included a change order in the form of an extended roof eve and a cantilevered balcony. To the contractor?s credit, he was willing to accommodate the change and conferred with the building materials supplier for the engineering requirements. However, when the CEO requested the engineering report after the additions were completed, the contractee discovered that there was no written or formal report. To receive a Temporary Certificate of Occupancy, the contractee had to work with the building materials supplier (who graciously worked with their materials supplier) to generate a Structural Engineering Report. Although his assistance was requested, the contractor abstained from any involvement during this process.
DISREGARDED SPECIFICATIONS A few of these omissions were minor, like cutting off the ends of the gamble braces instead of beveling them, or using OSB for the loft flooring instead of the specified plywood. But for the slab concrete, the contractor ordered a #3000lb mix, instead of the specified #4000lb mix. The contractor?s Mason did a fine job of finishing the floor, but it cracked diagonally in several quadrants. I can?t help thinking that if the specified mix were used, the foundation wouldn?t have cracked as severely.
POOR COMMUNICATIONS WITH EMPLOYEES AND COORDINATION OF MATERIALS Basically, the contractee needed to supervise this project, because the contractor did not, and was rarely onsite. Unfortunately, the contractee realized this necessity late in the project. Several days after the slab was finished, the lone Mason hastily arrived, followed shortly by the cement truck. Soon, the Mason was rapidly filling buckets of concrete from the truck and pouring them throughout the curb, without any assistance. Realizing that no help was forthcoming and that the resulting job would be poor, the contractee assisted the Mason by distributing buckets of concrete, so that he could perform his expertise of vibrating (with his reciprocating saw) and finishing the concrete. Despite this effort, the resulting curb is poorly finished and leaks whenever it rains. The change order of the extended roof and balcony were charged separately and performed on a Labor and Materials basis. A significate amount labor was unnecessarily used because the contractor failed to inform the workers that a change order was in effect, requiring them to dismantle a considerable amount of the previous day?s construction. This waste of paid labor reinforced the notion that a ?change order? is a contractor?s ?license to steal.? A half-round window was specified to be installed over the balcony door. After the window had been received, the contractor informed the contractee that the window could not be installed because of the truss construction. In the contractor?s defense, I will state again, that the project did not have architectural plans; however, a knowledgeable contractor should know from experience what accoutrements will work with various types of construction. Of course, the contractor would not refund the cost of the window. Accordingly, just as with the code compliance issue; the contractee had to solve the problem by designing an installation for the window within the truss structure.
THE PROS: The contractor, Charles Duffy is a most congenial, warm and friendly person. His passion for deer hunting is unpatrolled and is always willing to share his vast knowledge of the sport with his clients. As such, it is wise for prospective clients not to schedule projects during, or allow them to overlap into the deer season, such as this one did. The contractor did an excellent job of removing all construction and demolition debris from the site. However, a better job of retrieving lost fasteners is necessary, as I am still picking nails from my driveway?one year later. The issues thus far are Plumbing installed incorrectly (causing damage to downstairs ceiling), roofing that has been done incorrectly, (nails used to secure a metal roof instead of screws) leading to leaks in all of the four upstairs rooms, pressure treated wood used for banisters inside a house (which is against code), improper drainage dealing with a regularly flooding basement, electrical work that is incomplete, granite bathroom and kitchen sinks that were left unattached. There were live wires left severed due to an improperly installed Rinnai water heater (which Brian assured Kelly was brand new). Griffith energy had no record on the unit for a warranty claim. All of these issues that were guaranteed to be complete at closing. Brian was made aware of these issues prior to and during closing, and he responded rudely, dismissively, or not at all to Kelly. There was no certificate of occupancy provided at closing, and now the code enforcement officer is asking for said documentation. They just started working on them without providing any time or cost estimate or even to tell us what was wrong. After about a week, I was told that the 2-drawer refrigerator was repaired but they were still working on the ice maker. I had asked if they could at least deliver the refrigerator and was told that they can not (or would not) deliver them separately. As months went on, I would call with regular frequency to find out the status only to be told that someone would call me back later. Of the two dozen times I called over the almost 6 months they had the appliances, only 2 phone calls were ever returned. Eventually, I called one Friday at 4:30 p.m. and got an answering machine telling me that they were closed and their hours were Monday through Friday, 8-5. I left a scathing message saying that I was fed up with the lack of returned phone calls and information and insisted that someone call me back the following Monday. As expected, Monday came and went without a phone call. Finally on Tuesday, someone called me to tell me that they appliances were fixed and ready to be installed and that someone would call me Wednesday or Thursday to set up a time to install them as well as give me a cost. As expected, no phone call was ever received. We didn't know when they were going to arrive on Friday as they never called to let us know and after re-installing all the appliances, demanded to be paid on the spot for an amount we had no idea what was going to be. Luckily we had the money to do so, but if you don't happen to have a spare couple thousand dollars in your account when they show up, you might be in trouble. Absolutely horrible experience and torture to deal with."},"url":"https://www.angi.com/companylist/us/ny/hudson/ackermans-appliance-reviews-2192563.htm"},"position":10}]}

"It was a complex project. They were very careful with their procedures and raised sunken concrete sections next to the house and around a pool to allow for drainage. They filled the major cracks. They were courteous and on-time over several days. After many years the water in the basement problem has been resolved."

"I strongly caution anyone considering doing business with this company. I gave them a deposit of $4,428.65, and when I canceled a week later they kept almost $900 of it even though my service was not for another 6 weeks. You do sign a very simple, clearly stated document that says, “Should you cancel beyond three business days, you understand your deposit is non-refundable. Northern Basements may choose to refund depending on cancellation circumstances.” I fully acknowledge that I canceled a few days outside that window, but I hoped an honest company that cares about customers and referrals would choose to provide a full refund. I am a sucker for hoping that. They chose to risk my impression, referral and review for $885.53. If nothing else comes out of this, I hope everyone reading at least goes in knowing that this statement on their contract is a real threat and your deposit is hostage. Even Airbnb’s offer full refunds on deposits within just a few days of people’s arrival date. 3 days to cancel with service not scheduled for 6 weeks out, “C’mon man.” No materials were used. No service workers’ time was taken. The manager justified the 20% withholding as credit card fees, restocking fees, time and resources for the estimate, and administrative fees. I wholly accepted responsibility for the credit card fees and time of Paul, the gentleman who performed the assessment, and I offered to settle at 10%. I still believe any reputable company would have provided a full refund at this point in a project, or at most deduct the credit card fees, because nothing more went into this beyond what would have normally been a free estimate. The further arguments the manager made for the additional fees were the scheduling of their team and allocation of materials for my project. Complete nonsense, especially when the project was not set for 6 weeks away. Because they had my deposit hostage, they had control of how much they decided they wanted to keep, it was completely arbitrary, and they kept almost $900 of my money without providing anything. If they wanted to cover their credit card transaction fees, fine, at most 6%, but the rest is absolute robbery. The only solace I can find in this loss of almost $900 now is that I didn’t spend another $13,000 with them. I tried to call Paul after speaking with the manager to ask if he could do me a favor and try to reason with the manager on my behalf because he seemed like a nice enough guy. No answer. No call back. I will never seek out this company’s services again and I will actively discourage others from doing so but, based on my experience, I expect they really don’t care."

FAQs for basement leak repair projects in Bloomingdale, NY
The cost to finish a basement is $18,400 for the average homeowner. However, this cost could be as little as $2,800 or as much as $34,500, depending on the basement size and the materials needed. If your basement is already outfitted with electrical and plumbing, expect the cost to fall on the lower end.
For example, the drywall cost for this project averages around $1,750, but other features, like hiring a plumber, cost between $45 and $200 per hour.
The cost to remodel a basement is between $12,100 and $33,400 for the average homeowner. The price you pay can be as little as $3,500 or as much as $50,200, depending on the size and condition of your basement and the type of remodel you're doing.
If you're doing a simple project like adding a home office to your basement, you can expect to pay anywhere from $500 to $3,000. However, if you're adding a bathroom, which is an extensive project, you can expect to pay between $6,600 to $16,500.
Damp proofing and waterproofing are both methods to help keep your basement dry. Damp proofing keeps soil moisture from entering your basement, which is helpful since your basement is underground. Waterproofing, however, keeps both soil moisture and liquid water out of the basement, which is essential, especially if you live in a wet environment. Because it’s more protective, waterproofing typically costs more than damp proofing.
Although homeowners often use the terms basement remodeling and basement finishing interchangeably, they are quite different terms.
Finishing a basement is the process of taking a basement space that is not habitable and adding elements to make it usable. This includes adding plumbing, flooring, and insulation.
Remodeling a basement means taking an already existing finished basement and changing it, often by adding or removing walls, adding plumbing, or changing the existing flooring.
The cost of basement waterproofing is $4,950 for the average homeowner. However, you could end up paying between $600 and $14,000, depending on factors like basement size, waterproofing method, and the region you live in.
If you live in an area with heavy rainfall, you might be paying more for waterproofing than if you lived somewhere drier since waterproofing contractors would be in high demand. Likewise, a 500-foot basement costs between $2,500and $5,000 to waterproof, but that price rises significantly for a larger basement.
