"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance."

"He was prompt for our scheduled appointment, provided professional and efficient appraisal services, was very responsive to questions and his knowledge and years in the business were most appreciated. The price for an appraisal is $350.00 and I was very pleased with the outcome and would highly recommend him as a home appraiser."

"After taking Karls excellent advice on repainting my condo and some minor updates. It was listed on 5/26/16 and offer received and accepted on 5/29/2016. With closing set for 6/24/2016.
The price received was higher than the values shown on the online "estimates".
Karl paid much attention to detail, accompanied the photographer, brought flowers and other items to enhance the photos. Spent time and effort in re arranging items etc etc. He was knowledgable , great communication skills and a pleasure to work with.
He promptly dealt with any issues and responded quickly to any requests made by the buyers realtor. He kept everything on schedule, which resulted in a smooth sale. Always keeping me fully informed.
Also have to praise the entire Realty team, all very efficient, kept on top of documents for signing, followed up where required. Also the photographer who took amazing photographs, that showed off the condo in the most flattering way.
I would highly recommend  Karl Huey and the entire Realty team."

"Marketplace Homes has managed two residential rental properties for me, and everything has always been very easy. They coordinate showings, negotiated rent with tenants, and hired contractors as needed at each property. I would use them for any rental property I have in the future!"

Property Appraiser questions, answered by experts

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.

In cases where an appraisal comes in lower than an offer price, sellers might opt to lower their asking price to meet the appraisal, especially if the market is slow, and replacing the offer with a higher one may take a long time. Sellers can also offer to make repairs to boost the appraised value, hire another appraiser to get a second opinion, or just move on to another offer that isn’t contingent on the buyer getting a mortgage or an appraisal inspection.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.

Mobile homes weigh anywhere between 45 to 50 pounds per square foot. Some newer options weigh up to 70 pounds per square foot. An average single-wide mobile home weighs 45,000 pounds, and a double-wide mobile home weighs about 70,000 pounds. Triple-wide mobile homes range from 90,000 to 100,000 pounds.
