"Excellent.  I live in the Kansas City area and had to arrange for this work from a distance.  He was very responsive, professional and timely.  The appraisal came in about where it should have for real estate in the particular area, so we are very satisfied."

I can appraise anything that moves or can be moved. I can travel short or long distances,\n I have never been 2nd guessed or questioned on an appraisal. I have been doing appraisals\n for 12yrs. I can appraise at you location or I have done them at auctions or at business locations.\n Everyone that has purchased my services have been very satisfied and have told friends and \n neighbors about me. I do time wise appraisals but thorough, prices for appraisals is based on item or items to be appraised I am very efficient and thorough. I ask for a small % up front (good faith money by the client) and the rest when appraisal is complete and the client is satisfied with the results or payments can be worked out before appraisal is started as agreed to by both parties.\n I am available 24/7 by cell or landline phone or e-mail.

"Our experience with Karl was fantastic! He and his wife, Lisa, work as a team, and they both provided friendly, professional, top-notch service to us. They were incredibly helpful.
In advance of our on-site appointment at their realty office, they provided us with dozens of property listings to look at, adjusting and customizing our search each time we had questions or gave feedback. They were in touch with us via text and email, making sure that we received all of the information they sent and checking to see if we had questions or wanted additional details.
The day of our appointment, we arrived to find a conference room set up for us with relocation guides, printed property information and a presentation prepared. Karl reviewed dozens of properties with us, refining our search on the spot and printing additional listings. He reviewed area maps and showed us exactly which areas met our criteria, then helped us to organize all of our information by neighborhood so that we could visit the various listings in a logical, efficient way. He answered all of our questions and even went out of his way to find us additional information when we asked. I was very impressed by how well he listened to what we wanted and needed, and adjusted his approach accordingly; many realtors I have worked with do the opposite, trying to sell me on what they think I should want rather than what I'm actually asking for.
After making sure we had what we needed, Karl and Lisa sent us out to explore the city. They checked up on us the next day and again later in the week, which showed excellent follow-through.
Our overall experience with Karl and Lisa was fantastic, and I would 100% recommend them to anyone, especially people considering a relocation. I think it's important to point out that we are not even actively buying a property at this point, so we received this amazing service just as potential, future buyers-- incredible.  Additionally, Karl and Lisa are just incredibly nice, friendly people who make a potentially stressful situation feel very comfortable. A+ all around.

Property Appraiser questions, answered by experts

Yes, the age of your home can impact its value. However, age is just one of many factors that will have an effect. An older home may be perceived as needing more work and maintenance, but if you’ve kept up with repairs or done any renovations, this will increase its value. Buyers will also consider the size of the house, location, and how nearby homes are priced. Lastly, value also depends on whether it’s a buyer or seller’s market.

The cost to appraise a home depends on the type. Common types include:

  • Single-family homes: $300–$400

  • FHA or VA single-family homes: $400–$500

  • Condominium: $300–$500

  • Multi-family home: $500–$1,000

  • Apartment building: $1,500–$3,000

  • Commercial properties: $1,400–$10,000

  • Raw land: $1,000–$8,000

The differences between market value and appraised value depend on the local market, so they can match, or either one can be higher than the other. In a “seller’s market,” where there is an abundance of buyers, market value will likely sit higher than the appraised value because there’s more demand for the low inventory of homes. In a “buyer’s market,” where there are more homes than there are buyers, the market value is more likely to sit below the appraised value to entice buyers.

Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor. Where demand is high for properties, buyers compete with each other for homes, which tends to drive up offer prices above where appraisals come in. Where demand is low, you’ll often see the opposite happening.

Appraisals are not mandatory but are helpful for pricing accuracy and negotiation purposes.
