"the job was completed by 2 men but the fence & gate are not lined up straight; more of a zigzag & gate did not close properly so I had to have someone else redo the gate closure. They did not use a plumb line; just eyeballed it... Luckily it's in my backyard so not many people see it. At least they got the job done quickly right after I moved into my new home & needed a safe place to keep our dogs.

Masonry questions, answered by experts

Directing lawn sprinklers against your home accelerates damage to masonry work. The alkaline soil and frequent wetting cause rapid mortar deterioration and white salt deposits. High-pressure washing exterior walls also erodes mortar joints and damages stucco finishes. You should redirect irrigation lines away from your foundation and carefully remove small plants growing in brick joints. Capping your chimney prevents wind-driven NM debris from accumulating and causing structural decay.

Helpful?

Properly maintained masonry work directly boosts your home's resale appeal. Roswell buyers specifically look for intact stucco, solid adobe, and well-kept brick exteriors. Documented foundation repairs and functional chimneys reassure buyers and satisfy strict insurance requirements. Adding outdoor fireplaces or retaining walls also enhances your property's usability in this climate. Address any crumbling brick or mortar early, as visible deterioration prompts buyers to demand significant concessions during inspections.

Helpful?

Completing masonry work directly enhances your comfort by regulating indoor temperatures. In Roswell, materials like adobe and brick absorb intense daytime heat and release it slowly at night, reducing the strain on your cooling system. Properly sealed mortar joints also block high winds and desert dust from entering your living spaces. Maintain your chimneys and exterior walls to ensure your home stays clean, comfortable, and well-protected year-round.

Helpful?

Foundation masonry work uncovers or causes soil shifts that affect underground plumbing. The expansive clay and caliche soils in Roswell mean that digging near foundations stresses aging sewer lines. Removing exterior stucco exposes inadequate wall insulation that requires immediate upgrading. Relining a masonry chimney also impacts shared HVAC flues. Always hire a licensed professional to inspect your plumbing and gas venting systems before starting these projects.

Helpful?

Examine the shape and location of the damage. In NM, hairline surface cracks indicate a need for stucco masonry work, while stair-step cracks in brick signal severe foundation movement requiring structural engineering. White powdery deposits on block walls mean you need mortar maintenance, but dark interior water stains point to a failing roof or broken flashing. Consult a local professional to inspect the area and determine the exact repair.
