I first called General Moisture Solutions. He quoted $3,000 to open up our basement floors and install a drainage system from the back of the foundation, where the leak was occurring to our sump pump. Luckily, I also called Ray. He was able to come over on a lunch break and told me he could fix it for $300. He explained how leaks should be fixed from the inside out and how a drainage system would only redirect the water, but not stop it from coming in. It made sense and the price was right. Ray squeezed me into his very busy schedule. He found more than one crack and was diligent about making sure it was dry, even though he was running late for his next appointment. He had to open up more of the wall and do some additional work he wasn't planning on and said it would be an additional $200. I had no problem agreeing. Unfortunately, the following Monday, I noticed a small trickle of water. I called Ray and even though he was leaving on vacation in two days and was swamped, he came over that night and made the final repair for no additional charge. BTW, Ray knew how much the other company had quoted me and that I was seriously considering using them. Still, he kept his charge to $500. Thank you so much, Ray. You're an honorable man - talented and knowledgeable. I highly recommend his services. There was no covering of any kind. They had been simply caulking the coping which would eventually give way overtime and new leaks would occur. I called Stuart and told him the roofing job he did in '05 was flawed and that I wanted to have this corrected at n/c. He agreed. He sent some over to pull all the old coping, cover the areas and replace the coping. I should note, here, that when the copies was removed, you could see rotted wood. After the job was completed, Stuart sent me an email telling me how much it cost him and could I pay for some of it. I was floored. The roof was still under warranty. And, for all these years we had been dealing with leaks that could have been prevented if the job had been done correctly. He (as a roofer) never thought to look under the coping to determine why we were having reoccurring leaks? I told him as much and never heard back. A month later, I had an inspection done of the roof by Domicile Consulting. He wrote the following in his report: ROOF, ROOF COVERING SYSTEM, AND ATTIC Comments: Inspected (1) The metal copings that have been recently installed require repairs and revisions to the installation. The West terminations are poor and will undoubtedly allow moisture entry during inclement weather. The horizontal joints do not allow for proper expansion and contraction that will be experienced at the roof location. The copings should be attended to by a qualified sheet metal contractor to ensure lasting performance. (2) Modified bitumen and single ply roof coverings (most, not all materials) require the installation of 'cant strips' at 90 degree corners so that the material is not bent sharply. The improperly installed roof covering in these locations should be repaired by a qualified roofing contractor to reduce stresses on the covering and seams. Additionally, the roof should be 'white coated' to reduce solar loading and increased cooling efforts and costs. I sent the information - and photos - to Stuart asking him if he'd be willing to fix these problems. Not surprisingly, I never heard back from him. So please, ignore my previous review.
