"From the beginning, I signed Legacy because they were highly responsive, modern, transparent, and logical. This remained true throughout the course of the project, and I’m extremely glad that I chose them. Some general said “a battle plan rarely survives first contact with the enemy”. Mike Tyson said “everybody has a plan til they get punched in the mouth”. The estimate was detailed and reasonable, but when they opened up my old house and found some unexpected conditions - THAT’S when Legacy really proved their worth, by being up-front and transparent, bringing in the right skilled trades to suggest options, and then allowing me to make informed decisions, and charging me a very fair price for the changes. Thanks to Diane’s frequent and clear updates, I always felt in control of my budget, never rushed or railroaded. Thanks to Gary’s patience, experience, and clear communication, I actually learned quite a lot and fully understood the choices I was making with respect to short-term value, safety, and long-term investment in my home. From beginning to end, I had a fantastic experience, and I plan to use them on any (and every) future project!"

"MAKING IT RIGHT. We have lived in our house for 3 years and have done numerous projects (Kitchen, Master Bath, Master Bedroom, Family Room, Stone Patio, Roof) to personalize and customize the home we will raise our children in.

I can say without a doubt that Rick Osborne is the BEST contractor we have worked with.  After working with a variety of contractors for the other projects we knew what was important to us when we undertook our basement renovation. We were  obviously looking for someone who did good work with a number of referrals and years of experience. That said, we were also looking for someone who was responsive and who stood behind their work when challenges and curveballs occur (and after doing multiple projects - they always do).

Our project started out with a delay when we came to the realization that we needed a new french drain and sump system - this only became apparent when we demolished the existing basement walls which were framed on top of the crushed rock of the french drain. Rick was a great resource - he connected us with a public adjuster who worked with our insurance company to recoup most of the money we needed to lay out to install the new drainage system.  Once this was resolved, the project moved forward quickly with Rick and his team proactively identifying and suggesting improvements to the agreed upon plan - improvements that will make a true difference in how we, as a family will use the space.

Lastly and most importantly, there were two instances where things did not go right - the wrong special order doors were delivered and some drywall needed to be redone. In BOTH instances, Rick took responsibility and accountability for the issue and worked quickly to resolve the situation at NO COST to us. It is important to point out that these two challenges were not directly Rick's responsibility but as the GC he MADE IT RIGHT at his own expense.

Whenever we had a question, he responded the same day if not within the same hour. He communicated proactively and took the time to explain what he was doing and planning and more importantly, why he was doing it.

In summary - there is NO QUESTION in my mind that we will use Rick again. If you are reading this review because you are looking for someone to do excellent work, communicate proactively and reactively and stand behind his work - call Rick. You will be happy you did."

"Once we got in touch with each other (my emails were going to spam), things fell into place pretty quickly.  He sent an estimate, which looked good, and started on the work quickly in order to complete it before we moved into the house.
The popcorn ceiling removal was a hot, demanding job in the summer.  What made it more difficult was the fact that under the popcorn, a lot of the ceiling had not been taped or sealed.  Lots of finishing and repairs were required before they could prime and paint it.  They repaired nail pops as well.
The underlayment, flooring and trim went in afterwards.  All of it looks terrific and very professional.  The stairs look great as well, as the carpenter was very detail-oriented.
Jim and his crew are really nice people and very helpful.  I will be hiring them again to put in windows and paint inside.  I highly respect his work."

Home Building questions, answered by experts

Historically, Tudor homes originally stemmed from the 15th and 16th centuries, while Victorians appeared during Queen Victoria's reign in the 19th century. The design and structural differences are significant as well. The many types of Victorian architecture—such as Italianate architecture—typically feature ornate trim, wood siding, wraparound porches, and tall towers on top, such as belvederes. On the other hand, Tudor-style homes feature white stucco exteriors with exposed wooden rafters marking the house frame both inside and out.

While some highly experienced homeowners can frame a house independently, it is not advisable. You will need ample carpentry experience, a team of helpers, and professionals to sign off on your work to meet local building codes. For the safest outcome, we recommend buying or building a house with the guidance of professionals.

Yes, modular homes offer a wide range of customization options for layout, finishes, and features.

Start by researching local contractors with experience in cottage construction. Ask for references, check licensing and insurance, and review completed projects. Compare multiple bids, making sure each includes the same scope of work. A good contractor will communicate clearly, provide a detailed contract, and ensure all work meets code and safety standards.

How long it takes to build a custom home or rebuild a home after a disaster varies depending on many factors, but averages between seven and 14 months. Smaller homes or homes that don’t need a re-poured foundation may take less time to build than larger homes or homes without an existing foundation. Material availability, contractor schedules, and permit and inspection timelines can all affect how long your house takes to build.
