"I coordinated this appraisal from a different state, with Mr. Hewett, It was last minute notification, i needed the appraisal to appeal my taxes. Mr. Hewett was willing to go to another residence to pick up keys, to enter my home, complete the appraisal, return the keys, and then send the completed appraisal to me. Which was a very nice and thorough job. Thank You Mr. Hewett"

Property Appraiser questions, answered by experts

Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.

A koi pond may add value to your home if it’s a feature sellers are looking for. Like pools, ponds can affect your property value depending on their condition, whether they’re a popular selling point, and how well they’re incorporated into your home’s landscape.

Depending on the size of the home, the appraisal itself can take several hours. After the appraiser’s visit is complete, it can take between a few days and a few weeks to get the report back. This timeline is largely dependent on the appraiser’s workload, research requirements, efficiency, and other factors.

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

They provide objective, third-party valuation, guiding fair sales or purchase prices.
