"The plumber was on-time, and very nice. The water heater is in the attic, and my husband accompanied him to the attic. They found immediately two small leaks. The plumber fixed those right away. He inspected the water heater, and proceeded with the flushing. While the heater was draining, he inspected the rest of the house. We told him we have been having a problem with tiny ink-like black dots in our bathtub, just in the bathtub. He explained that they were caused by rotting gasket where he found one of the leaks. He said we shouldn't have any more problems now that the leak had been fixed. After the tank drained, he checked for sediment, and then inspected the water heater again. He found a small third leak. He repaired that leak. So we paid $69 for the coupon, and about $200 more for the repairs. Glad we had him out when we did. No water damage. It was all leaking into the pan.

Foundation Drain Installation questions, answered by experts

The best basement waterproofing method depends on the specific issue causing the water intrusion. For minor problems, simple solutions like installing a properly functioning gutter system to direct runoff away and grading the soil to slope away from your foundation can be effective.

If you have more significant water problems, the solution will need to be more robust:

  • For standing water on the basement floor, a floor drain or a sump pump system may be the best solution.

  • For water pooling around the foundation, installing an exterior French drain can intercept water before it reaches the basement walls.

Other effective waterproofing methods, which can be used depending on your home's specific needs, climate, and soil type, include sealing the interior walls, landscape alteration, installing interior drainage systems, and using a dehumidification system to control moisture levels.

The cost to install a new sump pump, including materials and professional labor, typically ranges from $1,000 to $3,000. The average cost is often cited between $1,200 and $2,500. Several factors influence the final price, including the type of pump, the complexity of the drainage system, and the installation location. For instance, installing a sump pump in a basement may cost around $1,200, while a more complex installation in a crawl space can cost an average of $3,900. It is important to hire a licensed professional for the installation to ensure quality work, which can impact the pump's lifespan and warranty. Note that these costs are for a new installation; replacing an existing unit is less expensive, typically costing $308 to $748.

Not all window wells have a formal drain, but they all require a method for water to flow away from the window. Some wells are connected to an interior or exterior drain tile, which is the most effective solution. Others rely on a deep layer of gravel or crushed stone that allows water to filter down into the soil.

However, if a window well lacks a proper drainage system, it can lead to basement seepage, costly water damage, mold growth, and potential foundation damage. This is especially true in areas with heavy rainfall or expansive soil.

If your window well doesn't have a drain or is not draining quickly enough, you have a few options. For gravel-based systems, the stone may have compacted and needs to be improved. For a more robust solution, you can hire a plumber or window installer to connect the well to a drainage system. This can also be a DIY project using a shovel or auger.

Most sump pumps come with power cords that can be plugged into an outlet, but there are options that can be hardwired into a home’s electrical system. Either way, it’s smart to have a backup power supply in case the electricity goes out during a storm. That way, the sump pump can keep running and removing water from the sump pit.

The regulations around whether drain pipe installers need to hold licenses or certifications differ based on where you live and the type of drain pipe installed. Municipalities have varying rules and regulations about who can and can’t perform plumbing work. However, we recommend hiring a certified plumber to install or modify your drain lines. Licensed plumbers will perform a high-quality, professional installation, which translates to a lower risk of clogs and leaks in the future. Use Angi’s state licensing tool to confirm the license status of your potential plumber before hiring them to install your drain pipe.
