"Lockwood personnel are skilled, professional, punctual and they clean up after themselves. They completed a tricky ceiling repair while maintaining my wall border. They did the drywall, mud and then painted it and added texture to match the rest of the ceiling. I know where the damage was and I could not tell once they were done. They also treated prior water stains and damage around a light fixture. The workers treated my home as their own and took great pains to get it right, and they cleaned up when they were done. I was also not afraid to have their workers in my home. It's as if nothing happened only better because now my ceiling looks new again. Having dealt with, and been disappointed by, many contractors over the years, this is the first review I've written because I was very satisfied with the pricing, scheduling and most of all the quality and outcome of the work done. I'm preparing my list of projects for them to tackle next."

"We are very pleased with the work! The "popcorn" type ceiling had a bad water stain (about 12" diameter) in the living room plus there were some minor water stains in the kitchen, as well as some food splatters above the stove from a pot of apple butter that had bubbled too vigorously. The price quote included treating the stains along with minor repairs (nail pops, etc.) and painting the ceiling with a primer and two coats of a flat white paint. The quote included one coat of a flat paint on the walls in our color choice as well as moving heavy furniture to the center of the room and covering all necessary surfaces with dropcloths or plastic. We decided we needed some help in choosing the wall color, so we made an appointment with their color consultant, Rochelle, to come to the house and help us. On the first day the owner, Tom, arrived with the two painters, Ken and Bill, and I told Tom I thought I would like a different finish on the walls, as a flat paint can’t be wiped off, especially in a kitchen area where there might be an occasional splatter, or other areas that might be prone to fingerprints. Rochelle arrived a couple hours after Ken and Bill had started the ceiling work and helped us decide on the main wall color, plus an accent color for the entry, and agreed an eggshell finish would be a better finish than the flat finish. Ken and Bill arrived promptly each morning and covered all surfaces and moved some of the furniture as needed (we emptied the larger pieces of their contents so they wouldn’t be too difficult to move). They worked continuously except for short breaks in the morning and afternoon, and cleaned up at the end of each day (we let them leave their dropcloths and other materials and equipment in our garage to avoid loading/unloading). The work was completed in 2 1/2 days."

"Zykan was A+ from start to finish. I developed a problem on a Saturday and it was repaired by the following Monday. Jim, Will and Wilson the roofer were all great. Any future needs I have for exterior work will be with this company. Kevin Slaten really knows what hes talking about! Carpe Diem to Zykan! My wife now is happy again that her new kitchen doesn't have brown spots on the ceiling from a leak."

Popcorn Ceilings questions, answered by experts

How long it takes to repair a ceiling depends on the extent of the damage. Patching a small hole might only take a few minutes, while repairing a water-damaged section of the ceiling could take hours. If there are structural issues, expect your ceiling repair to take several days or longer.

Soundproofing enhances privacy, reduces ambient and external noise for improved concentration, and creates a more comfortable living environment, especially in noisy neighborhoods or busy households. Additionally, it can improve the audio quality in spaces like home theaters.

If your popcorn ceiling is asbestos-free and you are ready for a new look, painting is an option. As long as there is no flaking or other wear, a new coat of paint might be just the thing to refresh the old ceiling. The best way to paint a popcorn ceiling is to use either a paint sprayer or a thick roller to cover the popcorn texture fully. (Do not forget to dust it off beforehand!)

“Note that if you eventually want to remove the popcorn ceiling, a painted ceiling is a labor-intensive job to remove and will cost more,” says Bob Tschudi. “Once painted, the process of removing the popcorn ceiling requires physical scraping as opposed to a spray-and-scrape approach. It’s very labor-intensive, and thus more costly.”

Knockdown hides imperfections better than orange peel due to its thicker, more varied pattern. The valleys and peaks make flaws less visible under lighting. However, note that knockdown walls will collect more dust and dirt, so be prepared to wipe them away more frequently than you would with orange peel.

The cost of application ranges from $1 to $3 per square foot, depending on the presence of asbestos and the difficulty of removal.
