Always seal concrete stain to protect against wear and preserve the color. This applies to acid- and water-based stains but not always to concrete paint. Many paints designed for outdoor use contain ingredients designed to protect and waterproof without the need for additional sealant. Fortunately, learning how to seal concrete is something most DIY-savvy homeowners can tackle.

If your concrete stains are green in color, it indicates the presence of mold or algae—which you should address right away. If left unattended, mold will spread to other areas throughout the home. However, be careful not to disturb mold on indoor concrete surfaces and work with a local mold remediation specialist for specialized care. Once free from mold and algae, seal your concrete to eliminate pores and gaps.

If your garage floor is heavily soiled or stained, then it’s a good idea to powerwash it with a concrete cleaner before sealing. This process will remove dirt and debris to help the new sealer bond to the concrete properly, and it will also improve the look of your sealed garage floor. After power washing your floor, make sure you let the concrete dry completely before applying sealant, usually for 24 to 48 hours.

While you shouldn’t use thinset mortar on its own as a floor leveler, it can work alongside other products to help level floors. For instance, you could start with a self-leveling compound, let that dry, then apply backer board with thinset mortar to help fully even out the floors ahead of laying tile.

To keep your stamped concrete surfaces shiny, experts recommend resealing them every two or three years. Regularly cleaning your stamped concrete (at least twice per year, as part of routine maintenance) is another way to increase its sheen. Also, if you notice any spills or leaks, you should clean your stamped concrete as soon as possible to preserve its shine and prevent long-term damage.
