From our home inspection report at time of purchase we also knew that we need caps on the top of both the chimney and the flue for the boiler. He gave us a reasonable estimate with several different options. No pressure to choose the most expensive one if we didn't want to. In the end, we chose just to put the caps on for now and not use the fireplace at this time. The caps were place this week and they look great.
