"Critical: Professionalism, Value I called Omega to check out smoke transfer between flues. Al quoted flue top dampers at $900 each and cleanings at $300 each. He said he would need to schedule a day to do the work. Thinking this must be an extensive project, I bought it. Ten days later I finally was called to say they would come that afternoon to do it. After the cleaning they glued dampers to the tops of the flues and were done in about 45 minutes. Al defended his $750/hour labor rate and double cleaning rate, saying it was due to his "high overhead" costs that I didn't understand. I still don't understand. Omega Construction is aptly named, they are the last one you should think of calling. They apparently only maintain their good BBB rating because the BBB doesn't consider "pricing issues" or "buyer's remorse" in their calculations. BBB is basically another way to advertise."

Yes, you can limewash surfaces other than brick. Plaster, stone, stucco, and concrete can all also be limewashed. Any porous surface that will absorb the wash is a good candidate for limewash, although it won’t help much with waterproofing. If you choose to limewash over paint, you’ll need to prep before applying it to avoid a powdery, chalky finish. Shiny surfaces like metal or glass can’t absorb limewash, so it’s not suited for these.

If you’re deciding between limewash versus whitewash, know that both have a chalky matte appearance. Limewash is made from lime, water, and sometimes pigment, while whitewash consists of lime, water, white chalk, and binders (though you can get a similar look with watered-down white paint). Whitewash has fewer options for color customization, and it sits on surfaces instead of being absorbed into them, which can trap moisture. Whitewashing costs less—about $1.40 to $4.20 per square foot.

The most inexpensive option is to paint the brick facing of your existing fireplace. You can create an interesting design with the right color of paint, as long as the brick is in good shape. Sometimes, simply cleaning the brick fireplace makes a big difference in the way it looks. Otherwise, covering an existing stone, brick, or masonry fireplace facing with stucco or concrete is an inexpensive option versus tearing out the existing material and refacing the fireplace.

Some homeowners compare German schmear versus limewash because they look similar, though they’re different techniques. German schmear involves a thin application of mortar to stone or brick, which is then partially wiped off the surface. German schmear is more affordable ($1 to $4 per square foot), and it lasts one or two decades with minimal maintenance. As a downside, it only comes in white or gray.

How long limewash will last depends on the quality of the application and the porosity of the surface. For example, a limewash on brick will last five to seven years. If it's a home exterior application, exposure to specific weather conditions is also a factor. Limewash tends to develop a patina over time, and its natural look masks damage and imperfections well.
