Whether or not repairing your foundation is worth it before selling depends on the extent of the damage, the cost of the foundation repair, and your timeline for relocating. Slab foundations don’t require excavation or concrete block wall construction, so they’re the least expensive foundation type. They’re also the fastest to construct and don’t have many issues with moisture or water intrusion. However, they don’t give you extra storage space or potential living space like a crawl space or basement would, and they’re not ideal in colder areas where utility lines can freeze and frost heave can cause major damage.

Although some concrete cracks are cosmetic, others can be more serious. Cracks wider than ⅛ inch or that extend through the slab are serious and can cause structural damage. If you notice these types of cracks in your concrete patio, contact a local contractor who installs concrete patios to inspect the damage and determine how to fix it.

Tree roots don’t necessarily break through concrete on their own, but they can certainly take advantage of existing cracks, even very small ones. As roots grow, they expand the cracks, making them larger and leading to serious and costly foundation damage. It’s a good idea to have repairs on any foundation cracks you’re concerned about.

You could DIY the work, but unless you have plumber’s knowledge for identifying and fixing a slab leak and specialized equipment in your tool shed, attempting to DIY your slab leak repair isn’t a good idea. It’s simply not something that the average homeowner can take on themselves, regardless of how many successful DIY projects they’ve got under their belt. You could, however, do something simple like foundation waterproofing yourself to save some money on the post-repair work.
