I am an InterNACHI trained home inspector, offering general home inspections at a very reasonable cost of $300. I utilize the use of infrared thermal technology to "Help see what cant be seen" I can also do radon testing, though a 48 hr. time frame while the unit measures it is required and therefore, a 2nd visit to the house is/will be required, for an additional $75

The foundation, roof, and the home’s major systems (electrical, plumbing, HVAC) will take the longest to inspect since problems with any of these areas can point to safety or structural issues. An attic inspection or basement inspection may also take extra time to complete so the inspector can look for signs of moisture damage, mold, or pest problems, all of which are common in these spaces.

You can check your home's humidity in a few ways. A simple option is to use a hygrometer, which you can find at a hardware or big box store. Your smartphone may also have an app that can measure humidity. Modern thermostats, particularly smart thermostats, are also able to measure humidity levels.

While a hygrometer is the most accurate tool for measuring humidity levels in the home, you can gauge humidity levels using simpler methods. One way is by observing signs like condensation on windows or feeling excessively sticky or clammy indoors, indicating higher humidity. Another DIY approach involves the “hair method”—aka placing a few strands of human hair in a closed container with salt for several hours. If the hair becomes limp, it's likely due to high humidity. These methods offer rough estimations, but lack the precision of a hygrometer for accurate readings.

Radon enters your home when warm air begins to rise and exits through the roof, creating a vacuum that pulls cooler air from under the foundation. Part of that air is radon, which is an invisible, odorless gas that develops naturally when radioactive particles are deep within the ground. Those particles usually come from decaying matter in soil and rocks.

Home inspections can reveal many different issues that could end up costing buyers thousands of dollars or more post-closing to rectify, so what a buyer is willing to pay for a home largely depends on the findings of the home inspection. Major issues like foundation damage or structural problems could significantly bring down the selling price. A “clean” home inspection that reveals no issues may make the home more enticing to buyers, potentially raising the selling price.
