"SKM Property Maintenance (and Dalton specifically) took on what no other decking company wanted to touch. I already had a deck and just needed some fabrication/modification to it. Doug came over and understood what I needed. Dalton came back a couple weeks later to complete the job and I couldn't be happier. I definitely recommend and would hire them again."

"Mr. Eric Windorf (Generations Owner) was a knowledgeable and efficient contractor. Before the job even began, he reviewed it for his bid and in the process he discovered a 2"X10" plank beneath the outer edge of the main span that was dry-rotted at the top, and a second structural issue with the face-plate, and priced them into the job. These structural repairs were completed before the originally described job was begun. When the Township inspector required a replacement of all railings on my 65 by 10 foot deck (including the stairs from ground level, ten feet below), Mr. Windorf designed and built a much better set of railings than the original, plus a gate and short (two treads) stairway at one end of the deck. Once the railings were built and installed, the inspector required revisions that did not seem to relate to the permit book exemplar drawings. However, Mr. Windorf worked to meet the revised requirements and got us our approval. Mr. Windorf was easy to work with, and talk to, and despite Township holdups, got the job done in a reasonable timeframe. I will have him back for my next project. Photos available upon request. Deck Maintenance questions, answered by experts

For a 12x20-foot (240-square-foot) deck, you can expect to pay between $7,200 and $14,400. This cost is based on a general price of $30 to $60 per square foot. The final price will depend on factors such as the decking material, design complexity, deck type, location, and local labor costs. Keep in mind that add-ons will increase the total; for example, adding an under-deck drainage system to a deck of this size could cost an additional $7,700.

Most building codes require that railing spindles (also known as balusters) on decks or stairs be spaced no more than four inches apart. This safety standard is often called the '4-inch sphere rule,' which means a sphere with a 4-inch diameter should not be able to pass through the opening between balusters. This rule is in place to prevent small children and pets from slipping through the railing. For the same reason, the space between the bottom rail and the deck or floor surface should also be no more than four inches. As a general guideline, professionals often install three balusters per foot of railing. However, since specific requirements can vary by location, it is essential to check your local building codes to ensure compliance before starting your project.

Yes, it is possible to build a small, basic deck for $5,000, particularly if you use less expensive materials and a simple design. To stay within this budget, consider a size under 10x12 feet and use affordable materials like pressure-treated wood or cedar. While the general cost for deck building ranges from $4,350 to $12,560, with an average around $8,200, some projects can be completed for as little as $4,350. You can also save on labor costs by doing the work yourself, but be aware that mistakes could end up costing more than hiring a professional. A contractor may have a higher upfront cost, but they can ensure a safe, stable deck that will last.

Composite decking requires a solid foundation, substructure, or subframe to ensure stability. This base is typically composed of posts, beams, joists, and footings. The frame's joists can be built from various materials like composite, plastic, timber, or metal, as long as the base can support the deck's weight without shifting. A professional deck builder might recommend installing the frame on a solid concrete base for added durability. The final design and materials for the substructure will depend on your budget, the type of deck, and environmental conditions.

You can nail or screw composite decking, but 3-inch decking screws are the better fastener choice. Unlike nails, decking screws won’t back out of the composite material over time. There’s also little danger of splitting composite material when driving screws, so you don’t need to pre-drill holes unless otherwise recommended by your decking manufacturer.
