Repiping your home creates a large mess, and you won’t have access to water while your contractors are working. To prepare, contractors will cover the floor and furniture with drop clothes. In some cases, they may move furniture to protect it and get it out of the way. They’ll then cut holes in your walls, floors, and ceiling to expose the existing pipes.

Yes, in most cases, you can back out of your offer if you’re unsatisfied with something in the inspection. However, there is usually no recourse for doing so. The only exception would be if you waived the home inspection, a somewhat common practice to get your offer accepted in a highly competitive market. Waiving the home inspection doesn’t prevent you from getting an inspection, but you usually can’t walk away from the home after the inspection if there’s something wrong.

There are many things to look for when buying a brick house. Here are some of the key things you should pay close attention to.

  • Lintels: Look for cracks, holes, displacement, or corrosion

  • Mortar: Check to see if the mortar is old and crumbling, in need of repointing, or new. Also check to see if the mortar has a professional finish.

  • Walls: Check along each side of the house. If a wall is bowing outward, this indicates a severe issue such as foundation damage or that the walls are ready to fall.

  • Cracks: If there are stair step cracks in the brickwork, this indicates an unstable foundation.

Structural engineers can perform various inspections on different structures in your home. These inspections usually include a report detailing the engineer’s findings and recommendations for repairs so you can determine your next course of action for repairs, replacements, or new builds. Some of the most common structural engineering reports include:

  • Load-bearing walls: $300–$1,000

  • Chimney: $200–$500
