"It's unfortunate that this person doesn't understand the purpose of an inspection agreement. I've been a professional home inspector for over 16 years and have done inspections for thousands of clients, including many attorney's. I've had only one other person refuse to sign my agreement. An inspection agreement is standard operating procedure for home inspectors. We do not provide reports without them being agreed to. My agreement has been reviewed by an attorney, spells out my inspection responsibilities, gives my clients information on what to expect and protects me from unjustified claims. I have received top reviews from many sources, including the Super Service Award from Angie's List for 3 years running. This person represents a good example of why I use an inspection agreement. He claims the situation has cost him money, however, that is due purely by his refusal to sign the agreement and is no fault of mine. I fit him into my busy schedule, travelled over an hour one way to the home, spent over two hours doing his inspection, then another 2+ hours doing his report. It was ready to go within his requested time frame. This is the type of client I don't need. As a business man, so he states, he should be highly aware that almost anything you do these days has a contract. From purchasing a cell phone to buying a home. His fee is being refunded and I wish him luck with his purchase."
Bob Smith is a supreme professional. He took his time and looked at every detail of the home I had made an offer on to purchase. He tested all of the outlets, thoroughly inspected each room top to bottom. He checked the kitchen appliances and sink and all features of the kitchen. He climbed up it the attic to check the venting for the propane system; he checked the system thoroughly. He inspected the basement crawl space and identified a structural problem that the two previous inspectors had missed. He checked the circuit panel, the garage and all it's components, the exterior and interior plumbing, the foundation, roof and siding. He had all the proper equipment including a ladder, to do a complete and thorough job. I was given a 70 page detailed inspection report within 24 hours and it was comprehensive and detailed.
I've seen shoddy inspections, so I was very careful to choose a top professional when it came to my home purchase. I cannot recommend Bob Smith more highly.
His report was thorough, and he finished it very quickly, despite catching a "bug". His recommendations make sense.

Bob was very methodical and explained the tests and issues as he identified them. Bob uses thermal imaging technology to inspect all areas that he can not physically get into and the insulation. The issues identified saved us over $1000 in issues that we would of had to pay for out of our pocket had we not had him inspect. Bob is an individual that is patient and ensures all questions are answered and Bob was readily available after the inspection to further clarify issuse as we negotiated the corrections to the property.
When I buy another properly in Sothern ME Bob will be called on again to ensure the property being purchased is up to code..
"I certainly appreciate the member's remarks regarding my services. I would like to clarify a couple of things however. It was stated that: "The two significant defects missed were: (1) the boiler as it turns out is grossly undersized for the lineal footage of baseboard and square footage of the house and will have to be upgraded and (2) the central air conditioning unit, which was rightfully not tested during the inspection because the outdoor temperature was below 65 degrees, turned out to be inoperable despite assurances from the owners that it was in good working order." First regarding the boiler. Home inspectors are not heating contractors and only a qualified heating contractor can determine the amount of BTU's required for a structure. We never make such determinations. We are there to test existing equipment only. Second, regarding the AC condenser on the exterior, home inspectors do not pull things apart or open components other than basics such as dead fronts on electrical panels and furnace fronts (and backs) to check filters, etc. Taking things apart is beyond the scope of a home inspection and should never be expected of a home inspector. Qualified technicians only should tamper with equipment. I specifically stated in the report that the potential buyer was to obtain assurance the system was working and to find out the date of last service. Unfortunately, inspectors have no way of knowing if a seller is lying or not and it is up to the buyer to do their research prior to contract acceptance. I hope this clears up a couple of mis-conceptions regarding home inspectors. Our job is to perform a VISUAL inspection of components in a home with as much diligence as possible. Our Standards of Practice spells out our requirements and expectations during a home inspection and to expect more is somewhat unreasonable. We do our absolute best during a short timeframe to find every possible problem that exists at the time of inspection, however, if we cannot test a component for any reason we cannot determine its proper function."
