"The bottom line is that David Yungmann is the type of realtor I wish we had been fortunate to have for our previous 8 purchases and sales. We've moved all around the country and dealt with the full gamut of realtors. We found David to be refreshingly realistic - direct and up front in negotiations with us and the sellers, which helped us quickly develop a clear view of the neighborhoods, market, what we could afford, and how we could expect negotiations to go, As we've done in the past, we were looking for a house when moving to the Baltimore area without knowing much about the area or having much time to fly in and check out various neighborhoods. We chose David for reputation and he really exceeded our expectations across the board. We were only able to spend a few hours with him initially to discuss what we were looking for, and check out a handful of homes/neighborhoods. After our initial visit, he quickly identified what we were looking for and, from then on, it seemed he knew better than us. He focused us on the neighborhood that fit us best and when we chose a house, he drove (30 min from his office) numerous times to take pictures, videos, check on inspections, take measurements, etc, and helped navigate the negotiations to our advantage. Now, a year later we can happily say that we are in the house that we've always wanted, feel great about the deal we got on it, and are every bit as thrilled as the day we closed. David's dedication, knowledge, and temperment would also be ideal as a seller's agent; in fact we recommended him to our friends who are currently selling with the "warning" that he would not blow smoke about what their house was worth and what they could expect to get for it (we've definitely dealt with the opposite, both the rosy picture from someone who wanted our business too much and the doomsday scenario from someone who wanted a quick sell without putting in much work). They, too, appreciated his honesty and integrity and have hired him as they prepare to sell. If we could have brought David with us over the years, I'm sure we would have had many less headaches buying and selling (and would probably have saved much more $$ at this point!). If you want your purchase or sale to go as smoothly as possible, or need someone there who will fight as hard as you need when things don't go smoothly, I can assure you that you'll be happy if you choose David Yungmann."

"Treated myself to a Big Deal for $99 (6 hrs of cleaning, or 3hrs with 2 people). This is the 2nd time I’ve had someone clean my house, the previous time was also an Angie’s List Big Deal, about 2 years ago. I was so pleased with their services. Paula and her co-worker worked diligently and left my house sparkling. I have a split level home, about 1,500 square feet, occupied by 4 adults and a furry dog. When Paula arrived we discussed my priorities. They were the 3 bathrooms (one was especially in rough shape) and the kitchen. I told her anything else would be bonus as far as I was concerned. They did a great job with the bathrooms and the kitchen, and on top of that vacuumed the living/dining room, hallway & stairs, and mopped the tile floor in my family room. It was so wonderful to have this taken care of before the holiday season."

Home Staging questions, answered by experts

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

It is generally better to stage a house than to leave it empty, as it can help the home sell faster and for a higher price. Staging helps potential buyers envision themselves living in the property. According to the National Association of Realtors, more than 75% of buyer’s agents report that staging makes it easier for buyers to build a connection with the home. Furthermore, a 2018 survey of over 4,200 professionally staged homes revealed that most sold for 6% to 25% more than their unstaged counterparts. Using a professional staging service can improve a buyer’s opinion of your house and may lead to higher offers.

Yes, removing a fireplace can decrease your home's value, as it is a sought-after feature for many buyers. The potential loss in value is estimated to be between $1,000 and $5,000. The impact can vary by market and climate; for example, a fireplace is more valued in colder regions like Minnesota than in warmer areas like Florida.

However, if a fireplace is in poor condition and needs extensive repairs, removing it might be a reasonable option. When deciding, weigh the benefits of removal (more floor space, less maintenance, reduced energy loss) against the potential decrease in home value. If you plan to sell soon, it is generally advised not to remove it.

A fireplace can increase a home's value by as much as 12%, with some reports indicating that homes with fireplaces list for around 13% more than the median sale price. Fireplaces are both functional and aesthetically pleasing, adding a charm that many homebuyers find desirable. The actual return on investment depends on the fireplace's size, type, and material.

However, a fireplace can detract from a property's value if it is unusable, not up to code, or in need of immediate repairs. The type of fireplace also matters; custom electric fireplaces and inserts can add value, while freestanding units that can be removed have less impact.

A professional home organizer helps people organize their space so they can live in a neater, more stress-free environment. They help with planning, coaching, and storage solution ideas to get your home in order—and keep it that way long-term.
