"Professional, best floor work as far as we’ve seen. We would hire them again. We would recommend BR Flooring. The price was reasonable and Marcos was always available."

Customers say: Terrific value

"This company is fantastic. They take pride in their work and truly understand what customer satisfaction means. We hired them back in Feb 2013 to both install wood flooring on our second level and assess the need to replace the wood floors on 1st Level. Wesley and Marcos are truly honest people. They advised us not to spend the money for a new install on the first floor at this time as the wear on the floor was uneven and the heavy areas would be fine with a refinish. We are glad we hired them to both jobs. The work was timely with minimal disruption to the family and the clean up was excellent. We hope they stay in business as we will hire them for all our flooring jobs!"

"The floors came out beautiful; however, 1. Never got house key back 2. Taping of protective plastic sheeting pulled off some paint 3. When I sent a text regarding the key and the paint, never had the courtesy to return my text."

"It was amazing! Let me say right off the bat that Ken from Floor Gem was great. We had some water damage and needed to get the floor replaced before Thanksgiving. We had a little mix-up on the installation date and time but Ken was fantastic and with incredibly short notice he was able to arrange a team to perform our install. They did an amazing job! We couldn't be happier!"

Floor Sanding questions, answered by experts

Land surveying in Fallston helps resolve uncertainties about property lines, which is crucial for installing fences, building additions, or resolving neighbor disputes. It ensures compliance with local setback and lot coverage rules, supports accurate site plans for permits, and identifies any encroachments or unrecorded easements. Surveying also clarifies legal boundaries for property sales, refinancing, and future development projects.

Helpful?

Homes in Fallston with multiple additions, irregularly shaped lots, or structures built before modern zoning rules often complicate surveys. Dense tree lines, overgrown landscaping, or retaining walls near property lines can obstruct access and visibility. If your property has private driveways crossing neighboring lots or unmarked drainage ditches, these factors may require extra time and attention from your surveyor.

Helpful?

Surveyors in Fallston pay special attention to boundary markers, property corners, and any visible survey monuments. They also closely examine the placement of fences, driveways, and accessory structures for encroachment risks. Natural features like wooded buffers, streams, and steep grades are reviewed, along with the location of wells, septic tanks, and any visible utility lines that could affect future site plans.

Helpful?

In Fallston, precise identification of property lines is highly sensitive to errors, especially where older stone markers or fences may not match current records. Overlooking subtle shifts in topography can impact floodplain mapping near Winters Run. Inaccurate mapping of underground utilities or missing out on unrecorded easements can also cause issues, so thorough site walks and detailed deed research are essential for reliable results.

Helpful?

In Fallston, be cautious if a surveyor provides vague estimates, lacks experience with local property types, or cannot explain how they handle wooded lots and steep terrain. Watch for missing details about what’s included in the survey, limited communication, or an unwillingness to visit your site beforehand. A reputable professional should demonstrate knowledge of local land records and offer clear, written documentation.
