We are a small to mid-size company offering land surveying and civil engineering services in the Washington, DC metro area. We do everything from property line surveys to shopping and office complex site designs. Feel free to contact us for a free estimate for your job.

"A liar, a thief, and a crook. Charged $3,000 to print off maps from free publicly available maps from the government. He told me to do it correctly would be $5,000 more. When I said I was unhappy and wanted a refund, he sent me a bill for another $800. I wouldn’t wish this company on my worst enemy. I ended up getting an actual qualified engineer to do the work correctly for $1,000. Roland Joun is a fraud."

Land Surveying questions, answered by experts

Depending on the type of land survey, the report will mark the boundaries of your property, the topographical changes of the landscape, as well as major natural and added structures to the plot. A more detailed survey, like an as-built survey, will note the measurements of the structures and landscape following major construction. A topographic survey will also help your contractor determine the cost of land development projects.

A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

If a buyer pays for a survey, the surveyor they hired will only provide results to them. It’s up to the buyer whether they share the survey results with the seller or not, even if they ultimately walk away from the deal. It’s considered good faith to share the results with the seller, though, especially if you back out of the deal, as the seller can then provide that survey to future interested parties.

To hire a land surveyor, you need to start by searching online for reputable professionals in your area. Here are a few steps to take when making a shortlist:

  • Browse land surveyor service website

  • Check credentials

  • Read customer reviews

  • Find their contact information

  • Call or email to inquire about more information

  • Ask how far they travel, if you’re some distance away

  • Find out how they charge for their services

  • Ask about schedule and turnaround times

  • Repeat these steps for one to two other services and compare pricing

Several government-backed lending programs can help first-time home buyers purchase a home with little money down. FHA, USDA, and VA loans are options for qualifying borrowers, though many conventional mortgage lenders will lower down payment rates to as low as 3 percent.
