"Tony was called to assess the structural integrity of a brick/concrete addition. Tony, a seasoned professional with good interpersonal skills, arrived as scheduled. performed the assessment and documented the findings in a written report ( with photos) which identified problem areas and suggestions for corrective action."

"I had a great experience working with Omid Gharavi of OGV Structural Engineering for structural engineering permit services for my home in Baltimore. He was knowledgeable, professional, and easy to work with. The drawings he prepared and stamped, along with the engineering letter, were approved by the county without issue, allowing me to move forward with my home project. I truly appreciate his expertise and would highly recommend his services."

"I called Peter in the morning and since he happened to be in the area he came out that afternoon. He looked around and evaluated areas that I had concerns about giving me his thoughts on them and explaining them in ways that were very easy to understand. Will be the first person I call if I need a structural engineer in the future."

"I needed someone to provide pushback against the local permitting department. I was told I needed a structural engineer to inspect the deck and that is what happened. I got constructive input on deck problems from the consultant and the permitting department backed off and started working with me. I view this as a success. The consultant communicates well and seems very knowledgeable."

"Performed duties as requested at site. (Foundation inspection) Afterward, we asked for a proposal on a site plan and only heard back from the engineer after having to reach out to him ourselves. The engineer did some off book research for us on the site plan for us but advised us that we didn't need what we were asking for. (We still wanted one!) Overall, nice, pleasant and knowledgeable, but seemed disinterested in us as a customer. We made alternate arrangements for site plan workup."

Structural Engineering questions, answered by experts

If you’re building new construction or adding onto your existing home, hiring a structural engineer is not only worth it but it’s probably required by your local building department. Structural engineers will ensure you aren’t making your home unsafe in the building process, which is crucial from a safety perspective but also a legal one. It’s also worth hiring a structural engineer if you’re making changes to structural components, like removing a load-bearing wall.

A structural engineer evaluates any structural components, like floors, foundations, walls, and roofs, to ensure they can support the structure. They also consider the soil quality in your area, potentially extreme weather conditions, and proximity to bodies of water and groundwater to ensure your building can withstand any stresses placed on it by the surrounding environment. Structural engineers work on both new and existing buildings.

Yes, ceiling joists are typically load-bearing. However, their primary function is to support the weight of the ceiling and loads applied to it, like lighting fixtures and ceiling fans. They can also help support the roof, especially if they’re part of truss systems. Remember, the load-bearing capacity of ceiling joists depends on the material, size, and space between them.

Although the two terms are closely related and often used interchangeably, pier and beam foundations and crawl spaces are different things. A pier and beam foundation is made up of concrete piers and wooden beams and creates a space under the home known as a crawl space. There are several types of foundations that create crawl spaces, often collectively known as “crawl space foundations,” but the crawl space itself is separate from the foundation.

Many horizontal cracks in home foundations result from water and soil pressure from outside of the building or from a footing that is shifting. Under those circumstances, horizontal cracks are a structural problem that requires repair before they become worse and more difficult to fix. However, in very specific cases, thin horizontal cracks may simply be a cosmetic blemish due to concrete shrinkage.
