"Much of the trim on our house was in need of replacement. As expected, underlying damage was found in some areas. PAV promptly notified us of any issues. Options were presented and discussed, and additional repairs were made as needed. The work looks beautiful. PAV Construction was professional, dependable, and knowledgeable. We will definitely call them again for work on our old house."

Customers say: Quick response

"Every member of the Kreative Barns team is an artist, from design to implementation all of their work was outstanding. The team completed a major renovation of our new house, three bathrooms, a kitchen and more. To a person, they were polite, respectful and attentive to our needs and expectations. Communication was excellent- timely and clear. Everyone worked hard to meet deadlines and stay on budget. Increased costs and delays were always discussed and we were always given choices about how to proceed. We recommend Konstantin and his crew without reservation."

"Prompt-Fair-Fast-High Quality. I canâ t say enough good things about Inner Boston. Mark and Jon came to my property and assessed what was needed and provided me with a fair estimate for the work needed and didnâ t try to upsell me on anything. They went out of their way to get me on the schedule asap so more water didnâ t get into my basement. Their team is very hard working and even showed up in the freezing cold to make sure the work was finished before the weather started. They also quickly identified other issues with my house and let me know so I could see to it they were fixed. Iâ m beyond happy with not only the quality of the work but my overall experience with them. I will use them again!"

"They advice, and had all our questions answered on sensible and affordable options. Very knowledgeable, prompt, polite, efficient, and thorough team! We are happy with their waterproofing services in our basement (fast sump pump and a grate trench with a discharge line that goes 15 feet to the outside bubbler) as well as crawl space shield installed under our addition. It works well, and Pioneer checked a month later and a year after for inspection and cleaning. A+ work and workers."

"My professional came in to do a maintenance check up on my sub pump. To begin with they showed up on time explained what they were going to do and followed up with me after the task was completed during this time. My house was left on damage and you would not even know that they were here. I would recommend this company just based on my own personal experience with them. Not only would I recommend the company, but I would also recommend Alvin Miller, who is very professional in the way he came in, did the job and left without wasting any of his time or mine. Look forward to seeing him again next year."

House Leveling questions, answered by experts

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

The average cost for mudjacking is around $1,200, though prices can range from $300 to $3,400. On a per-square-foot basis, you can expect to pay between $3 and $8, with an average of about $5 per square foot. The final cost depends on several factors, including the square footage of the concrete, the type of slab, its accessibility, whether it is load-bearing, and the type of material used to lift it. Generally, lifting a driveway, small patio, or sidewalk is less expensive than lifting a slab foundation or garage floor.

Most houses are expected to settle over time, but foundation sinking of more than a few inches or uneven sinking of more than an inch for every 20 feet is cause for concern. Any significant or uneven sinking should be assessed by a professional to determine the cause and perform any necessary repairs.

Concrete leveling can last anywhere from five to 10 years or more, and in some cases, it can be a permanent solution. The longevity depends on the method used and whether the underlying cause of the sinking is addressed. For example, mudjacking typically lasts five to 10 years, while polyjacking can last for 20 years or more. It's best to consult a professional for an accurate timeline based on your specific situation and any factors that could cause the issue to recur.

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The total drying time can vary depending on the size of the project. Because the slurry mixture contains cement, it needs to harden fully to prevent the concrete slab from shifting under added weight. You should avoid walking on the concrete or placing heavy items like furniture or vehicles on the surface until it has fully set. Your concrete contractor can provide a precise timeline. As a point of comparison, if you opt for polyjacking, the polyurethane foam can dry in minutes, but it's recommended to wait about an hour before use.
