"Originally hired MJ Masonry to replace an existing railroad tie retaining wall and like most projects there was mission creep. I asked Michael of MJ Masonry if they were interested in taking on 2 additional projects: replacing an old stockade fence with a new one, and replacing a cement walkway with a stone walkway. We agreed on the price of the 2 additions and all projects were completed to the original schedule within 3 weeks of the start date. Details of the projects: 1. Retaining Stone Wall is over 130 linear feet 2. Stockade Fence is approximately 88 linear feet 3. Stone Walkway is approximately 63 square feet The workers lead by Jose are consummate professionals. They went above and beyond what is required to do their job. It was the little things like cleaning up after themselves and repairing annoyance type things that is not in the contract without being asked. At the end of the entire project, my wife and I were so pleased with MJ Masonry's work, we gave them a modest bonus. The icing on the cake was when some of our neighbors coming over and telling us the day after the projects completion that the Retaining Stone Wall, the Stockade Fence, and the Stone Walkway looks beautiful."

Masonry questions, answered by experts

In Framingham, proper safety during masonry work starts with scheduling projects during mild weather to ensure mortar cures effectively and to minimize freeze-thaw damage. Clear all work areas of debris, ice, and snow before beginning. For homes built before 1980, arrange for testing and safe handling of potential lead paint or asbestos. Always confirm underground utility locations prior to any excavation to prevent accidental damage.

Helpful?

In Framingham, chimneys, foundation walls, exterior steps, and retaining walls are especially susceptible to masonry issues due to freeze-thaw cycles and clay soil. Older homes often experience mortar deterioration in basements and brick veneers, while stone foundations in historic properties may require ongoing attention. Areas near downspouts and north-facing walls are particularly vulnerable, making regular inspections important for early detection of problems.

Helpful?

Homeowners in Framingham may encounter unexpected costs such as required permits, approvals for work on historic properties, or additional foundation repairs in older homes. Masonry projects often reveal the need for brick repair, drainage improvements in clay-heavy soil, or remediation for lead paint in pre-1978 structures. Weather-related delays may also require temporary enclosures, and matching materials in historic neighborhoods can increase complexity.

Helpful?

When reviewing quotes in Framingham, be cautious of unusually low estimates, requests for cash-only payments, or unclear descriptions of materials and work scope. Reputable contractors provide detailed proposals, include permit considerations, and address weather contingencies. Lack of insurance documentation, reluctance to discuss lead paint safety for older homes, or high-pressure sales tactics are additional warning signs to watch for when hiring.

Helpful?

In Framingham, a frequent mistake is starting masonry work late in the season, which can lead to weather-related setbacks. Overlooking permit requirements or local setback rules often results in project delays. Choosing the wrong mortar mix for New England’s climate, neglecting foundation repair needs, or attempting complex brickwork without understanding local codes are also common errors. Consulting experienced professionals helps avoid these pitfalls.
