"Tim, the owner was friendly and he helped us initially pick out the colors. He told us there were roughly ten jobs ahead of us on the listing, and we were ok with that. His crew was nice and helped make the experience good overall. The only side note being that there was some confusion on fascia color which we had picked out. Even so, the issue was corrected and the painting and stain on the posts looks great.

"Beau Jardin Landscaping came to my home for the initial consultation (which was no charge), and I walked them through what I had in mind for the front yard and side of the house. They took pictures of the flower beds while they were there and within a couple of days I had an emailed estimate with computer generated pictures of their vision of what the flower bed would look like with the addition of plants and flowers- I was very impressed with this! I had originally considered just clearing and mulching the flower bed, but was able to see what the finished product would like and decided to have the entire bed redone with plants as well.
They are very good about responding to questions and text messages and I knew when to expect them- and they worked around my difficult work schedule.
I am very pleased with their work! They have come back since the planting to check on the mulch and spray the beds for weeds. What I liked best is that they selected plants and flowers based on what they thought I would like after talking with me and seeing what I had in mind and they did a great job of this! I would definitely use this service again in the future.

"We recently contracted John DeAngelo and 225 House Painting to remodel the exterior of our home.  We needed a complete exterior paint job, repairs to the wood siding, new columns under the car port, new exterior storage room doors, and two interior ceilings painted.
John came to our house to give us a free estimate.  The next day, he sent us a very detailed contract that not only listed all the work to be done, it clearly explained his warranty and work ethics.  We spoke on the phone and through email several times to work out the details.  John always responded within half a day and was easy to talk to.
John offered help in choosing our exterior paint colors and explained the different types of paint we could use.   He repeatedly went the extra mile to take care of unexpected issues that came up.  We decided that we also wanted the concrete porch and walkways sealed.  John not only arranged this on short notice for a reasonable price, he even brought over color samples for us to look at.
His crew always arrived early and worked hard throughout the day.  They were very detail oriented and did not cut corners.  They were also very polite and helpful.
Our house literally looks 20 years newer.  The results were much better than we had expected.  We?re proud of our house and the neighbors like the new look, too.

Foundation Drain Installation questions, answered by experts

No, you can’t drain your sump pump into your home’s sewer system. In fact, it’s against the law in many places because dumping extra water into a municipal water system can disrupt or overwhelm the treatment process. And for similar reasons, you shouldn’t discharge a sump pump into your septic system, either.

A sewage ejector pump is necessary if you have any plumbing fixtures, such as a bathroom, laundry room, or sink, located below the level of your home's main sewer line. Standard plumbing relies on gravity to drain wastewater and solid waste into the municipal sewer system or a septic tank. For fixtures below this level, like those in a basement, gravity cannot move the waste upward. The ejector pump provides the force needed to pump the sewage up to the main line. Without one, wastewater from below-ground fixtures would back up, potentially causing a sewage overflow and flooding. If all of your plumbing is on the main floor or higher, gravity is sufficient and an ejector pump is not needed.

In most cases, standard homeowners insurance policies do not cover damage from a sump pump failure or overflow. Coverage for water damage is often limited to sudden, unexpected events like a burst pipe that was not caused by negligence. To be covered for sump pump issues, you will likely need to purchase a specific rider, endorsement, or additional water backup insurance. If your insurer offers this type of coverage, they may require proof that your sump pump is regularly maintained.

Yes, you can finish a basement that leaks, as long as you address the leak first. Before finishing a basement, you’ll need to repair any cracks in the walls and waterproof the basement to prevent future leaks. It’s much harder to clean up a water leak from a finished basement than an unfinished one, so preemptively addressing any leaking areas prevents expensive repairs in the future.

The cost to install a new sump pump, including materials and professional labor, typically ranges from $1,000 to $3,000. The average cost is often cited between $1,200 and $2,500. Several factors influence the final price, including the type of pump, the complexity of the drainage system, and the installation location. For instance, installing a sump pump in a basement may cost around $1,200, while a more complex installation in a crawl space can cost an average of $3,900. It is important to hire a licensed professional for the installation to ensure quality work, which can impact the pump's lifespan and warranty. Note that these costs are for a new installation; replacing an existing unit is less expensive, typically costing $308 to $748.
