A home inspection is a limited, non-invasive, visual inspection designed to identify deficiencies within general systems and components of the home. These components include the exterior, structure, roofing, electrical, plumbing, HVAC, interior, and attic. A home inspection is intended to assist in the decision making process of a real estate transaction, or a home maintenance strategy.

"It took this company almost two hours to do in an inspection of a 3500 sq. ft home. Then nitpicked over the smallest of details like a light bulb being out. They locked a door that we had told all realtors showing the home NOT to lock. We had to call a locksmith to open the door. Because they did not know how to run the AC controls, they marked that is was not cooling properly. Noted that burner on the stove did not work and suggested we either repair or replace the entire stove. Realtor had to send him a video showing that the burner did in fact work. I completely understand the need of an inspection before purchasing a house, but it should be for major items that could break down. Not nit picking things. If you need to sell your home and your home really is in great shape, don't get this company to do it. They will rip it apart and you will be stuck with the repair bill and possibly a door you can't open."

In theory, a regular home inspection and a mobile home inspection accomplish the same things. They ensure there are no issues with the foundation, plumbing, electrical, and HVAC systems, roof, siding, doors, windows, and more. In practice, though, the inspections can differ based on the layout, the type of foundation, and how easily accessible different parts of the home are. Mobile home inspections tend to take a bit longer because it’s more challenging to access home systems, especially if the mobile home doesn’t have an attic or crawl space.

In most cases, no. In some cases, like a roof replacement or solar installation, a building inspector from your local municipality may just carry out a drive-by inspection. In other cases, like new construction or a change to interior plumbing or electrical work, the inspector might need to gain access to your home to confirm that the work was done in accordance with the local building code.

Start by asking friends, family, and neighbors if they know any reliable roof inspectors. You can also ask contractors that you’ve worked with in the past—they often have a network of people they can reach out to. Once you do find a roof inspector you like, check their online presence, read customer reviews, and give them a call. 

Make sure they’re properly licensed and insured in your area. It’s also a good idea to hire inspectors licensed by both the National Roof Certification & Inspection Association (NRCIA) and the International Association of Certified Home Inspectors (InterNACHI).
