Whether or not repairing your foundation is worth it before selling depends on the extent of the damage, the cost of the foundation repair, and your timeline for relocating. If the damage is major or structural in nature, chances are you’ll sell at a higher price if you take care of the problem beforehand. You have different options depending on the scale of repair needed. If you are repairing minor cracks that are between ¼ inch to 1.5 inch wide and less than half an inch deep, a self-leveling polyurethane sealant would be your best choice. Polyurethane sealants dry to the touch within one to two hours. Since they come in a tube applier, you also have the option to complete the repair without emptying out your garage.

Some foundation repairs are permanent, like underpinning and exterior drainage systems like the French drain. These fixes address the underlying problems—insufficient support from the soil and hydrostatic pressure on your foundation walls, respectively—so they can last for many decades, making them “lifetime fixes.” There are other solutions to address these issues that will last for up to a decade, making them temporary. These include slabjacking to raise concrete slabs back into place and dampproofing to reduce the water in the soil that interacts with the concrete foundation.

A slab-on-grade or slab foundation is a great option in many areas—usually in warm or moderate climates—and has been a successful foundation style for many decades. Slab foundations don’t require excavation or concrete block wall construction, so they’re the least expensive foundation type. They’re also the fastest to construct and don’t have many issues with moisture or water intrusion. However, they don’t give you extra storage space or potential living space like a crawl space or basement would, and they’re not ideal in colder areas where utility lines can freeze and frost heave can cause major damage.

There are many actions that specialists can take to repair a bad foundation. However, just like a car, a specialist will determine whether the cost of repairs is worth it in the long run. In many cases, repairs to the surrounding property—such as regrading your lawn or addressing lawn drainage issues—will also be necessary.
