Accept all forms of major credit cards. Some jobs quailfy for lifetime warranty. Insured and members of the Better Business Bureau.

"I saw a few bad reviews but enough positive reviews to give them a shot. Unfortunately, it appears the poor ratings were correct. The owner assessed the job, sagging floor boards on a pier and beam house, and incorrectly determined there was no subfloor and it was a joist issue. When I spoke to him on the phone before contracting on the project, he was certain that installing additional joists would resolve the top boards from being uneven and giving when weight was put on those sections. He told me, with no uncertainty, that I had a joist issue and not a flooring or a subfloor issue. After the work was completed, his employees that did the work told me that I did have a subfloor and there was nothing they could do about the small giving of the floor that was present. The owner made the incorrect assessment based on believing we did not have a subfloor and as a result, the solution he sold me was wrong. He sold me a $3,220 solution based off an incorrect assumption and the only suggestion has been to find a flooring contractor to pay and implement the actual solution. A respectable businessman would help make this right through refunding a portion of my money, paying the flooring contractor to finish the work, or at least attempting to see if additional joists would help. As a contractor I would have expected reputation to mean more to him."

Concrete Repair questions, answered by experts

Some foundation repairs are permanent, like underpinning and exterior drainage systems like the French drain. These fixes address the underlying problems—insufficient support from the soil and hydrostatic pressure on your foundation walls, respectively—so they can last for many decades, making them “lifetime fixes.” There are other solutions to address these issues that will last for up to a decade, making them temporary. These include slabjacking to raise concrete slabs back into place and dampproofing to reduce the water in the soil that interacts with the concrete foundation.

A sinking foundation can be lifted, most often by installing piers to re-level and support the weight of the house. Depending on the cause and extent of the sinking, other methods to lift a foundation include underpinning and mudjacking. Consult a foundation repair pro to determine the best way to lift your sinking foundation.

You can use a level or straight-edge to test for plumb foundation walls and a level slab, a level or a ball to check for sloping floors inside your home, and a hygrometer to look for moisture in your underhome area. Aside from these DIY tests, it’s important to get a foundation repair specialist or structural engineer to test the foundation to see if it’s supporting your structure properly. They can determine if the loads on the concrete are uneven or need reinforcement.

Foundation problems will likely get worse over time if they aren’t repaired. As foundation problems progress, your home may experience signs of structural damage, water damage, and health and safety risks—all of which will only get more expensive to fix the longer you wait. Repair foundation problems as soon as you’re aware of them to avoid complex and expensive remediation in the future.

Most single-story homes don't have foundations strong enough to support a second story, but they can be reinforced for an addition. A structural engineer can assess your foundation and what needs to be done to get it ready. They'll look at any cracks or unevenness in your current foundation and consider any special framing or beams your home needs, especially if it’s in a high-wind or hurricane area.

“To support a second story, many structural engineers will require that you install additional concrete piers in the crawlspace,” says Tschudi. “This involves hand excavating, pouring a large concrete footing—usually with specially coated rebar—and then building concrete piers right up to the girders.”
