Inspection Preparation Prior to your inspection, make sure that the following items are operable: Utilities – Water, Electricity, and Gas should all be on at the time of inspection. Doors – All exterior and interior doors should be unlocked and accessible. Attic – Remove any stored items which could restrict or hinder access to the attic. Gas Appliances – Be sure all heating systems and water heaters are operational. Pilot lights should always be lit. If pilot lights are not lit and/or valves are off, the inspector will be unable to properly inspect the operation of the appliances they serve. These preparations will make the process easier for the inspector and less time consuming and disruptive for you.

You can and should use a hose to fill a hot tub. There shouldn’t be anything special about the hose other than it shouldn’t be damaged. Kinks or leaks could slow down the filling process. Attach the hose to the nearest spigot and get the water flowing.

You can drain a hot tub very quickly by using a submersible pump rather than the hose-sized drain at the bottom exterior of the tub. A pump can move up to 30 gallons per minute, draining your hot tub in no time. Using the regular drain can take up to two hours.

It’s less expensive to leave your hot tub on all the time, though you’ll want to keep it at a reduced temperature. How much you use the hot tub is also a factor. You’ll want to keep it at a constant temperature between 80 and 95 degrees Fahrenheit for weekly or daily use, then bump it up right before you get in. If you don’t plan to use your hot tub that often, you can turn it off as long as there’s no risk of freezing.  

The general rule of thumb is to lower it by about five degrees when you know you’re not using your hot tub for an extended period of time. With only a slight decrease in temperature, it will be easier to increase it to a desirable level when you’re ready to get back in the water instead of starting from scratch.

Hot tubs don’t necessarily add value to a home—but they don’t take it away either. It depends on the potential buyer. A well-landscaped in-ground hot tub is attractive to buyers who prioritize relaxation and fun. Others would rather not deal with the maintenance.
