"The concrete jacking broke my house away from the slab, opened a large gap in the front door. The crawlspace leveling has warped our oak floors. The sills were not addressed, which is why the house needed leveling to begin with. This company's solution was to jack up the floor joists to allow closing of interior doors. There is nothing wrong with our floor joists. Well, now there is, they have been lifted off the sills where they were blocked up. All of this work was supposedly covered under a two year warranty. When I called the company to complain, they sent the crew back out to attempt a repair. Unfortunately, they wanted me to sign a release form absolving them from any damages they caused, worded, past, present and future. I refused to sign the document, which meant getting warranty work would be impossible. The company did refund half of what we paid, but the Things they put under my floors are still here. When I received the estimate for repairs, the representative inspected the house, then gave us an estimate for the amount we paid. When the crew was on site trying to level the crawl space, the comment was made that they couldn't really level that portion of the crawl space because there is a fire place in the room. None of this was mentioned during the inspection phase of the estimate. I am still undecided to pursue this legally."

Foundation Repair questions, answered by experts

Many horizontal cracks in home foundations result from water and soil pressure from outside of the building or from a footing that is shifting. Under those circumstances, horizontal cracks are a structural problem that requires repair before they become worse and more difficult to fix. However, in very specific cases, thin horizontal cracks may simply be a cosmetic blemish due to concrete shrinkage.

Yes, it’s worth it to repair a crawl space foundation, even if the issue seems relatively minor. Foundation problems often get worse and more expensive to fix if you leave them untreated. Additionally, your entire home, from the framing and flooring to the roof system, relies on the foundation for even and level support. Issues with your foundation will almost always manifest as problems in and above your living space, so it’s important to find a solution.

Most building departments will require that a certified and licensed foundation repair professional or a structural engineer pull permits for foundation repair, so homeowners usually cannot pull them themselves. This helps ensure that an experienced professional completes all structural work on your home. Minor repairs that are technically DIYable often won’t require permits, but it’s still a good idea to hire a professional to carry out foundation repairs.

Periodic sealing and cleaning to maintain appearance and integrity.

Not all cracks in the basement floor signal foundation problems. As the house settles, you’ll notice very thin hairline cracks, which you don’t need to worry about. Cracks that are 1/8 inch or wider should require sealing, while ones that are 1/2 inch or wider require leveling. However, if you have cracks in your basement floor with heaving, you should call a pro to assess the situation. Heaving can lead to uneven flooring, structural issues, and foundation problems.
