PK Heating and Cooling & Home Improvement is built upon a solid foundation of years of Technical Expertise. The owners and the technicians have been in the business for many years, serving the Centerville OH area.

"Complex job changing from 2 old furnaces to one fuel efficient one, and a new water heater. The job involved moving ductwork, gas line, water line for the humidifier The job took 4 days instead of 2 or 3 as planned, but same price. The guys were fun, pleasant and cleaned up well. They explained each step clearly. The price included"

All inspections are performed by myself to make sure they are done correctly, completely and accurately. Always encourage the home buyer be at the inspection if possible but not required so that they can get all their concerns answered prior to the home purchase. My inspections are always performed to protect the home buyer from making a costly mistake. Payment is either cash or check, no credit cards are accepted. Each inspection is performed after the client signs a standard contract for doing the work. I have been licensed since 2007, license number is 103444. I also perform radon tests using Sun Nuclear 1027 radon monitors that must stay in the home for at least 48 hours with the results known when the equipment is picked up and taken back to the office. alternate websites: www.preferredhomeinspectionslondonky.com www.preferredhomeinspectionscorbinky.com Additional Service Areas: Portions Adair, Madison, Rockcastle, Taylor & Cumberland Counties.

"It went better than I had hoped. He checked everything he possibly could (more than I expected) and has quite a bit of knowledge on everything. He explained things to me in a way I could understand and answered all of my questions. The inspection was in the morning and I had the report before the evening."

Home Inspection questions, answered by experts

If the knob and tube wiring system is in good condition and recently approved by a licensed inspection, then it is safe. However, knob and tube wiring is not grounded, and the insulation sheathing can deteriorate and leave exposed wires inside walls and other areas that can cause potential fire or shock hazards. Always have a professional inspect or modify any part of knob and tube electrical systems.

Measure from zero on a measuring tape by placing the metal hook right up against the edge of what you need to measure. You can also latch the hook onto an open edge—of, say, a table—to accurately measure as well. If you begin at the 1-inch mark, you'll need to subtract an inch from your total.

The unseen issues with a home are often the ones that turn out to be the most stressful. While inspections aren’t a legal requirement, they can highlight significant issues, such as damaged foundations, excessive mold, leaky basements, or problematic plumbing. These can cost thousands of dollars to repair, and the work can be invasive.

Knowing these things that fail a home inspection in advance allows you to decide if you want to proceed with the purchase. The seller may even cut back the sale price to help cover any renovation expenses or take care of them before closing.

The small lines on the tape measure either indicate inches, fractions of an inch, or centimeters and millimeters. On the imperial unit side (aka the inches side), the longest lines indicate inches, followed by the next shortest lines that indicate a half-inch, and then the quarter, eighth, and sixteenth-inch. On the metric side, the lines break down meters, centimeters, and millimeters.

When you notice any of these signs in your mobile home, it’s time to call a professional to relevel your home:

  • Doors and windows are difficult to open and close

  • Creaking sounds in the house

  • Water is running off tables onto the floor

  • Unusual cracks

  • The skirting or siding of your house looks like it’s buckled under pressure

  • The exterior of the home looks tilted
