Neighborhood Painting and Restoration, Inc.

We were very happy with the work done by Neighborhood Painting, Ryan and his crews. They did three or four days of prep on our old house, allowed us time to inspect that work, and then did three to four days of painting. We changed to a subtle three color paint scheme, and were grateful that they leveraged their relationship with their Pittsburgh Paint color consultant even though we had insisted that they use Benjamin Moore paint. The design help was very valuable in the final result. Prep was as successful as possible given the state of some of our woodwork - needed repairs were made, and of course you cannot expect that 106 year old wood can be made to look like new construction. The paint job went very well and the final result was excellent. Clean up was also excellent on a daily basis. Throughout the process, as problems came up (mostly cracked window glass from the stresses of cleaning and storm window removal), Ryan and his crews dealt with them in a thoroughly professional manner. Basically a no nonsense manner with full acceptance of responsibility for doing the job well. We'd be happy to recommend them. They were not the lowest bid, but we wanted the security of their lead paint remediation certification and of their use of employees covered by Workers Compensation rather than independent contractors on the job

Summary: This is the best experience I've had with a painter, or any contractor, in the past 20 years. Good communication, great crew, and fantastic service. No doubt we will be using Neighborhood Painting again in the future. Details: I scheduled a time for Ryan, the owner, to come out and bid the job. He showed up on time, was very thorough, and explained everything that would be done. Within 24 hours I had a bid, including pictures, in my email. At the time, the bid seemed high, and was on the upper end of the 5 bids that I received. At the time of the bid, lead time was approximately 2 months due to the weather. This was not an issue for me and was consistent with all the other companies that bid the job. The next day, I received a call from Jaime, the manager of operations, to see if I had received the bid and asked if I had any questions. After getting all my bids, I decided to go with Neighborhood Painting based on reviews here and the "sales pitch" that I got from Ryan when he came to bid the job. When I use the phrase "sales pitch" I mean it in a positive way. Within a month, I get an email asking if I've chosen my colors because they were ready to start prepping the next week. If you've read any of the other reviews, you know that Ryan has separate crews for prepping and painting. The prep crew showed up when expected and chipped away at all the lead paint. They were careful around all the landscaping next to the house and cleaned up every night, even vacuuming the lawn for the smallest chips of paint. They were very thorough in caulking every crack, seam, and nail head they could fine and make sure I was happy each night before they left. The prep took 2 days. Just shy of a week later, the paint crew showed up. These guys are prompt, start early in the morning, and get a full days work in. They were quick to point out where the prep crew missed and corrected those issue on the spot. There were a few spots that I had to point out where after a couple days I could see where more scraping needed to occur, but they agreed and took care of it. The guy leading the paint crew was real good at always verifying what color went where and kept us informed what they were going to get done that day. They cleaned up every night and left the place spotless. On the last day, we came home to find that hey had repainted the house numbers, porch light, mailbox, plant hangers, and hose hanger. This was a nice touch that we weren't expecting. When all the painting was done, the project manager came out with the crew lead for a final walk through. After a thumbs up from the PM, the remaining paint was left in the garage. Great Job Guys! *Because they were able to start earlier than expected, I wasn't able to get the garage door replaced before the paint job. I communicated this to Ryan and he made this a non-issue. I let him know when the garage door was in (a week after they finished painting) and he sent a guy out to finish up the door. This is a top notch operation. Ryan and his crew are the real deal. This is how all contractors should operate. What painting company gives a 5 year warranty on their work? This one, because they do excellent work! To top it off, he doesn't collect a dime till the job is done! This was my first time using Neighborhood painting, but will definitely be my go-to crew for all my painting needs in the future

Since our house was built before 1978, contractors must assume that the house contains lead paint. They must take special precautions to prevent creating and spreading hazardous dust, and they increase their charge by hundreds of dollars to cover the extra labor and materials. We thought it was unlikely that our house had much lead paint in it, so we decided to have it tested. I spoke to Patsy, a co-owner of American Osage, who explained what would be done in the inspection and gave me a price based on the size of the house. Al (a co-owner) and Kurt arrived right on time for the inspection. They took more than 130 readings of surfaces throughout the inside and outside of the house, using an X-ray fluorescense lead paint analyzer. At my request, they also took a sample of a ceiling tile from the basement and sent it to a lab to be tested for asbestos. The entire process took about 3 hours. Al and Kurt were professional and friendly and answered my questions about the testing. When a single lead-contaminated area was found, they took several extra readings there to confirm the results. They originally thought that they would have the report done in 3 days, but it took a few days longer because they wanted to include the results of the asbestos test. They sent us the report by e-mail. Even though this testing seems somewhat expensive, it saved us money in the long run because we can show the report to contractors in the future to avoid the charges for lead abatement
