"I would say you canâ t go wrong if you hire Steven from Exterior Maintenance KC for any of the work he does. Very easy to talk too and a very friendly honest person. Steven kept me updated as he stained my new Privacy fence, deck around my pool and front porch. He could have easily just lightly stained everything and I wouldnâ t have known the difference but Steven made sure to really put the stain on thick so that it would not only look nice but last much longer than had I tried it myself. I couldnâ t happier with how it all turned out and Iâ m confident that it will look great for years to come. Money well spent!"

"I couldn’t be happier with the cedar steps Imagine Restoration installed in my back garden. They did a great job removing the broken, rotting deck and replaced it with a custom-built set of steps that fit the space perfectly. They even accommodated wider treads for added safety, which made a real difference. They helped me get through the HOA approval with detailed plans, delivered the highest quality craftsmanship, and stuck to a budget that felt more than fair. The end result is beautiful, practical, and built to last. I’d gladly recommend them to anyone looking for reliable, high-quality work."

"The job was performed in a very professional manner. They were prompt & timely in completing the project. Dan was very response to questions & concerns during the completion of the project, as well of afterwards. The crew was careful not to damage the irrigation system that ran near the footings of the new decks."

"JD and his crew are professional and efficient.  He replaces the involved woodrot part rather than patches the area.
The craftsmanship is excellent. He had custom sashes made for window involvement and even replaced alarm magnets
recessed in some of the sashes.
JD also returned for further repair as promised after our painter uncovered additional woodrot powerwashing the
house in prepping it.  The one thing I would advise for those having their house painted is to schedule the woodrot
repair after the house is prepped/powerwashed and all involved areas are exposed so that you can have all woodrot repaired at once.
This should save you scheduling headaches as JD is very busy.

"Before contacting anyone for an estimate on the job, I did quite a bit of research (I had foolish thoughts of possibly doing the job myself originally). I read online, talked to DIY guys (Home Depot, Ace Hardware, etc.) and came to the conclusion it was WAY to big a job for me alone. But by doing the research, I picked up a lot of tips on how the job SHOULD be done for it to last (steel siding is tricky). Ron was the only person I contacted that, right off the bat, recommended doing EVERYTHING I had learned. Power washing, sanding the areas that were chipping, mold abatement, primer coat and premium exterior paint. I hired Ron to do the job and am VERY pleased with the results. The level of detail put in was great. Taping things off so the "lines" around the windows, fascia and gutters would be clean. Cleanup of the entire area was excellent. His crew was courteous and professional. And when there was a decision that needed to be made about something, it was always "How do you want it?", not "That will cost more". All-in-all a great experience (my first Angie's list hire). And we're getting nothing but compliments on the look of the house. THANKS, Ron!

Deck Maintenance questions, answered by experts

Yes, deck footings typically require an inspection before laying down concrete. While not all local building codes require footing inspection, proper placement ensures a safe and structurally sound deck. An inspector will verify that the deck can adequately hold what you put on top of it., and that the footings have been dug to the correct dimensions.

Most building codes require that spindles or balusters on deck and stair railings be spaced no more than four inches apart. This safety standard, often called the '4-inch sphere rule,' is designed to prevent small children or pets from slipping through the railing. A good way to visualize this is that a 4-inch sphere should not be able to pass between two spindles. For the same safety reason, the space between the bottom rail and the deck floor should also be no more than four inches. As a general guideline, professionals often install three balusters per foot of railing. However, since specific requirements can vary by location, it is crucial to check your local building codes to ensure compliance before starting your project.

Ideally, a gate should be able to swing both in and out. However, if it can only open in one direction, it is generally best for it to swing inward. This is often the safest option, especially for deck gates near steps, as you'll want the gate to swing away from the stairs. An inward swing also prevents the gate from opening into a public space, like a sidewalk, and can be more convenient when carrying heavy items like a wheelbarrow into a garden.

There are exceptions, however. The layout of your property may require a different approach. For example, if your property is on a slope, the gate may not be able to swing inward. You should also ensure the gate can open fully without colliding with any objects or blocking access to other areas. For a backyard garden gate where public access isn't a concern, the direction it swings is largely a matter of personal preference. Finally, always check your local building codes, as they may have specific requirements for which way a gate must swing.

Before installing a deck, you must build a base for the deck to rest upon, often made of compacted soil or gravel. While gravel is an optional material, it helps with drainage. Some contractors also recommend installing a weed control membrane, which helps provide a solid foundation for the frame. In the case of an elevated deck, a pro will often lay down a concrete slab as a foundation.

It’s important to make sure the wood on a new deck is properly seasoned. Seasoning a deck is simple: Once you build it (or have a pro do so), just leave it alone so it can acclimate to the environment. If you don’t give the deck proper seasoning time before staining, the stain can lock in any lingering moisture and cause mold, rot, and other moisture issues down the road. Give the wood at least four to eight weeks to season before you stain.
