"Hey all homeowners, if you have a driveway or parking pad like I do, and it's time for maintenance of your expensive surface but the task is daunting, Always Sealcoating and Paving in my experience is the only company to call. My surfaces were in need of service, from hot Crack filling, to hand placed asphalt sealcoat. Louis the owner, and a great helper work the job like well staged play, together in synchronization. "We had a degrading unattractive stamped concrete patio that needed replacement. Highways and heavy-traffic roads need something tough, like polymer-modified asphalt (PMA) or Stone Matrix Asphalt (SMA). Local roads and parking lots rely on the Performance Graded (PG) system, chosen based on climate. A PG 64-28 mix, for example, handles a broad temperature range while simpler, more cost-effective mixes are typically enough for residential driveways. The best grade of asphalt depends on traffic, weather, and your budget, which is why a professional’s input is always a smart move before making a decision.

Professional installers often include a deep layer of crushed gravel under permeable pavers to allow more runoff to soak through into the soil below. Many installations will include multiple layers of gravel, with coarser aggregate at the base and finer aggregate that sits on top of that bottom layer. Above the gravel, you’ll often find coarse sand that helps reduce paver shifting over time. Some permeable paver designs include a water collection system set into the gravel layer to route runoff to a safe area for disposal.

An ideal driveway gradient is between 2% and 5%. Anything lower than 1% or higher than 15% can cause problems for your car or property. A driveway with less than a 1% slope increases your likelihood of flooding and water damage, while a driveway with a 15% grade or higher can be too steep for safe traveling.

Before applying a sealant, pressure wash the surface to remove any loose sealant, dirt, or stains, as sealing over them will trap them. Any cracks or expansion joints should be filled with a flexible polyurethane caulk or asphalt sealer. In colder climates, use sand instead of salt for de-icing. Sand helps melt snow and ice without accelerating the freeze-thaw process, which can cause cracks.
