"I had used Leisure Lawn in the past for approximately 10 years or more and had to stop due to my finances. My lawn started looking really bad and I called them to start up service again. I was thrilled up until now. I had a burned spot in my lawn, the large area does not have the best soil, but green grass was growing there previously. I called to ask for someone to come out to check on it. The gentleman came (unannounced,) I was told it was because of my poor soil conditions. I called back a few days later to talk about this again as other spots have appeared. I was told the same thing. These other spots are in the middle of my healthy lawn that has great soil. I was told to look around at my neighbors lawns, they are the same!! (are you kidding me?) Well, they are not the same and the only difference are the chemicals used on my lawn!! He said the rain this weekend will fix it. If it needs “fixed” then there is something wrong!! I asked for something to be done and he refused. I asked to speak with the owners and he said they were not available for two weeks. My frustration is not only with my lawn, but with the attitude of the a general manager just throwing away my loyal business after so many years. If my business isn’t valuable enough to negotiate a solution, then my decision to take my business elsewhere was a good one."

Land Surveying questions, answered by experts

The timeline for land surveying in Fort Wayne varies by survey type and property size. A standard residential property boundary survey typically takes 1-2 weeks, while topographic surveys or ALTA/NSPS surveys may require 2-4 weeks due to detailed research and fieldwork. Subdivision plats can take up to 8 weeks, especially if Allen County Plan Commission approval or additional city documentation is needed.

Helpful?

After land surveying in Fort Wayne, regularly check your property boundary markers, as shifting soil or local weather can displace them. Store your survey documents safely, as the Allen County Recorder may request them for future property transactions. If you plan major improvements or notice missing markers, consult a licensed surveyor for a follow-up survey to ensure your records remain accurate and up to date.

Helpful?

In Fort Wayne, most property boundary surveys do not require a permit. However, if your project involves new construction or land development, the City of Fort Wayne Building Department may require a survey as part of the building permit process. Subdivision plats must be reviewed and approved by the Allen County Plan Commission. Always confirm requirements with local authorities before starting your project.

Helpful?

When hiring for land surveying in Fort Wayne, ensure your surveyor is licensed by the State of Indiana and familiar with Allen County property boundary survey requirements. Ask about their experience with local soil conditions and floodplain areas, which are common in Fort Wayne. Request recent references, verify professional liability insurance, and confirm they use up-to-date equipment. Comparing multiple surveyors helps ensure you receive fair pricing and quality service.

Helpful?

In Fort Wayne, unexpected costs during land surveying often result from extensive deed research, difficult terrain such as wooded lots or flood-prone areas, or resolving old property boundary disputes. Additional fees may apply if survey markers are missing or if the Allen County Recorder's records are unclear. Complex easements or requests for ALTA/NSPS survey standards can also increase the overall cost.
