Home Inspection Services and Testing: 35 Years’ Experience in Residential Construction. Since 1997 I have been inspecting homes including evaluating the structure, plumbing, heating, electrical & drainage systems, as well as safety features and items that could diminish your investment. I provide my clients with the necessary information on the condition of the home so they can make an informed decision regarding their purchase. My home inspections typically range from 3-5 hours long depending on the size of the house and you have the choice of following along as I perform the inspection or meeting me at the end for a recap. Within 12 hours of the inspection you'll have a detailed written report with photos emailed to you. Choosing the right home inspector can be difficult. Unlike most professionals, you probably won't meet me until after you hire me. Different inspectors have varying qualifications, equipment, experience, reporting methods and pricing. A thorough home inspection depends heavily on the individual inspector’s knowledge and effort. Your best interest is my main concern. If you permit me to inspect your home, I guarantee that I will give you my very best. Experience Matters! Whether you are preparing your house for sale, buying an existing house, or looking to build a new home, House and Home Inspections can help! I am an affiliate member of GNIAR, the Greater Northwest Indiana Association of Realtors, and have a Supra e-KEY. I am also a member of InterNACHI, the International Association of Certified Home Inspectors.

"Todd was an ace and went above and beyond in all areas. He performed a new home inspection for a home I'm purchasing. The home is in a rural area and even though the GPS shows the address on a different street than the driveway is on... he arrived to the property before me and without help. Throughout the inspection he was extremely detailed, climbing in, above and below in some areas that even the current homeowner had never been in. His feedback on site was excellent as was the detailed report I received a few hours after the on site inspection. I would absolutely work with Todd again."

Home Inspection questions, answered by experts

There are many things to look for when buying a brick house. Here are some of the key things you should pay close attention to.

  • Lintels: Look for cracks, holes, displacement, or corrosion

  • Mortar: Check to see if the mortar is old and crumbling, in need of repointing, or new. Also check to see if the mortar has a professional finish.

  • Walls: Check along each side of the house. If a wall is bowing outward, this indicates a severe issue such as foundation damage or that the walls are ready to fall.

  • Cracks: If there are stair step cracks in the brickwork, this indicates an unstable foundation.

Consider an annual inspection conducted by a local plumber to prevent dangerous and destructive leaks. If you recently moved into an older home or are concerned about the age of your gas lines, call an inspector for a closer look. You may also be required to call an inspector after your contractor installs a new line for an appliance.

You can ensure a home inspector is unbiased by doing your research. Verify their work history and certifications so you know they’re qualified to be inspecting your home. Read reviews to understand other customers’ experiences and whether or not they were satisfied with the inspector’s assessment. Interview potential home inspectors and ask how they get their clients. If they’re not dependent on any one realtor for clients, they’re unlikely to risk producing a faulty report just to benefit one agent.

If the anode rod is no longer protecting your tank, you’ll spot telltale signs when you turn on a faucet. A bad anode rod can cause discoloration in your water, a rotten egg smell, intermittent hot water, and air in the water lines. Since these are symptoms of sediment damage to your water heater, don’t wait for them to occur before checking on the anode rod.

One of the best ways to know your chimney is good to go on any given night is to simply look up into your flue with a flashlight. If you see a thick buildup of creosote—a shiny, dark substance that looks like tar—it’s best to have your fireplace professionally cleaned before you go ahead with the burn. Additionally, having your fireplace professionally inspected once per year can also help increase your peace of mind and keep your family and your home safe.
