"I had the apron of my driveway and five sections of sidewalk replaced. They tore out the old concrete and cleaned all the debris and did a very nice job replacing all the concrete. They put back the sod that was removed and left the area looking very good. They communicated with me during the job to let me know what was being done. I would recommend them."

"The entire job was professional. Doug knew his job and did it in time frame that worked out best for all of us. I would rehire this company in any concrete work I needed.when they were done they cleaned up after themselves. When Doug cleaned the cement truck into his front loader rather than wash it in the street as others do leaving a mess in the street for a long time, I really appreciated that consideration."

"I know of no other contractor who has total customer satisfaction as his top priority like Mr. Flanagan does. He is absolutely the best.
My basement sustained ankle-deep water as the result of an outdoor basement stairwell drain that violently backed up because its circa-1951 drain line led to the street storm sewer (by design). That sewer was overcome with water during a storm in the summer of 2010 that featured a tornado in my western-suburbs area. Soon after pumping the water out of my basement with a mobile pump, the mess prompted me to (once again*) call Mr. Flanagan (*His crawlspace crew had done a beautiful job finishing my dirt-floor crawlspace with a concrete floor and wall insulation a couple of years earlier).
After the basement waterproofing project described in this review was complete, however, I was disappointed with the workmanship: The concrete work looked less-than-professional (out-of-flush with sump flange and the stairwell drain, plus way too many swirl marks and splattering) in the stairwell and basement's appearance areas. In short, it just didn't look like his business's flawless concrete job that was done in my crawlspace just years earlier.
Mr. Flanagan agreed. With no questions asked, he immediately had a different crew come to my home, tear out all of the previously laid concrete and drain lines and replace it with the workmanship that he would expect his crews to use in their own homes. The re-do of the project at least had met my high expectations for its cosmetics. And, of course, I hoped it was a sufficient waterproofing solution for my basement.
Fast forward just a few short years. Affter having perhaps sustaining that 100-year event with the Chicago-area rain storm of April 17-18, 2012, while my neighbors are pumping water out of their basements, mine remains bone dry. Thank you Mr. Flanagan and Crawlspace / Basement Waterproofing Solutions for a job (design and installation) well done. Your basement waterproofing solution indeed deserves an A+.

"Once we could get good weather for three day with not too much rain before doing the work it was clock work. Demolition on Tuesday and installation of foundation boards and leveling and tamping of foundation we were ready for the pour on Wednesday morning. Started pouring around 10:30 and had the pour complete a little after noon. His finishers work until about 4, put in the correct amount of joints both vertical and horizontal and applied a broom finish. Tony put on the seal coat on Wednesday afternoon and was back on Thursday morning with top soil to fill in the edges. Minimal disruption to yard was done. My original drive was 42 years old and I know that this will outlast the original because it was done correctly with proper joints. I highly recommend Tony and will use him again if and when my patio needs to be replaced. He install a curb on the back of the turn around at no additional cost as a safety precaution, something that I asked if could be done. Final cost was about $7.20 per sq foot. This included all demo work, demolition of old drive, hauling away of old concrete, additional sub gravel (10 yards), 4000psi concrete with fiber, proper jointing with broom finish (my request..he can do anything you want), seal coat and top soil fill. No litter, no debris and a great crew. Very pleased with the quality of work and Tony was great to work with. Did everything he said he would and more. Use Tony and you will get an excellent result,"

I trust Mike to do all of our future masonry work in the future.  We are currently (4/11/2014) putting together plans for a front wrought iron automated gate with concrete pillars and widening the entry to our driveway.  I won't use anybody else.  His prices were fair and he really is a nice guy after getting to know him on the projects he has finished on our dream house.  Thanks Mike!!!
