"I know of no other contractor who has total customer satisfaction as his top priority like Mr. Flanagan does. He is absolutely the best. My basement sustained ankle-deep water as the result of an outdoor basement stairwell drain that violently backed up because its circa-1951 drain line led to the street storm sewer (by design). That sewer was overcome with water during a storm in the summer of 2010 that featured a tornado in my western-suburbs area. Soon after pumping the water out of my basement with a mobile pump, the mess prompted me to (once again*) call Mr. Flanagan (*His crawlspace crew had done a beautiful job finishing my dirt-floor crawlspace with a concrete floor and wall insulation a couple of years earlier). After the basement waterproofing project described in this review was complete, however, I was disappointed with the workmanship: The concrete work looked less-than-professional (out-of-flush with sump flange and the stairwell drain, plus way too many swirl marks and splattering) in the stairwell and basement's appearance areas. In short, it just didn't look like his business's flawless concrete job that was done in my crawlspace just years earlier. Mr. Flanagan agreed. With no questions asked, he immediately had a different crew come to my home, tear out all of the previously laid concrete and drain lines and replace it with the workmanship that he would expect his crews to use in their own homes. The re-do of the project at least had met my high expectations for its cosmetics. And, of course, I hoped it was a sufficient waterproofing solution for my basement. Fast forward just a few short years. Affter having perhaps sustaining that 100-year event with the Chicago-area rain storm of April 17-18, 2012, while my neighbors are pumping water out of their basements, mine remains bone dry. Thank you Mr. Flanagan and Crawlspace / Basement Waterproofing Solutions for a job (design and installation) well done. Your basement waterproofing solution indeed deserves an A+.
"I reached out them about a year ago to look at my basement. I needed help with an old existing waterproof system a different company had installed and also to have someone look at the foundation. Marty informed us that our old waterproof system was an open system and that we might have radon coming through it. Sure enough he was correct! We hired a radon specialist and he was able to install a mitigation system. Marty also inspected our walls and advised that our foundation is fine and we did not need anything done at this time. Other companies tried to sell us $10k+ worth of work. I appreciate his honesty and not just trying to sell us something that we didn't need."
"The front porch slab went ok, although we had to follow up with Tony a few weeks later to come back and remove the braces he had installed to the porch roof and wrought iron supports. The backyard sidewalk is a whole other story. We particularly pointed out to Tony that our backyard goes downhill, and we wanted the sidewalk to conform to the ground level because of the way water drains into our yard from downspouts and our driveway. His team worked quickly to put together the wooden molds for the sidewalk. Since we believed they were the experts, we didn't question what they were doing, although I pointed out, again, that the sidewalk needed to go downhill toward the back gate and asked if they didn't need to dig out some dirt to achieve that. Tony said they would do the sidewalk correctly. After everything was poured, we went out to look at the result and saw that the surface did not go downhill, but in fact the sidewalk had been made level (and above ground!). Furthermore, we couldn't open the doors to our garden shed because the sidewalk was so high. Tony was able to quickly move some of the concrete away from the shed doors, but we were still afraid that it would be difficult when the ground froze and shifted. Bottom line was we were unhappy with the sidewalk and we told him so. We said we wanted him to take it out, so we could do it over. When Tony followed up to get the final payment, we talked a couple of times about our problems with the sidewalk. We told him to take the sidewalk out, but he just kept asking for his money (all the while carrying on about how he he needed the money to take care of his family). I was finally tired of arguing with him and we agreed that I would pay the balance less a $200. credit (which my wife is still angry about). In the end, we paid someone else to remove the sidewalk and install a new concrete sidewalk to our specifications. We would just also like to say that we don't like that Tony uses his Christianity as a sales pitch."
"Outstanding all around! Mike and his crew are very pleasant individuals and were true to their word. They did the work we agreed to on the days that we agreed to -- including working Saturday and Sunday to complete the job -- at the cost agreed to. The results are excellent. We are delighted by the improvement inside the garage, for the carport to the left of the garage, and behind the garage. The concrete pad in the garage now slopes nicely toward the front of the garage, and there's a neat slot for the garage door to close into. On the left side of the garage, what previously was 3 separate concrete slabs all broken up that allowed water to pool in them are now a single seamless slab that drains toward the driveway. The stairs Mike and crew installed are robust and firmly anchored. I will definitely contact them again for future services. "

"They first gave a fairly detailed quote, then in about a month came back to do the work. They use a pier system and do all the excavation by hand so it does not tear up the yard. Takes a little longer but in the end i was very good work. Had to add on a lot of pipe, that should have been noted on the contract and agreed to before it was done, but in the end they only charged for the actual pipe used to pier to foundation. Very good at clean up. Recommend them highly if you want a fair and honest job.
