"Jorge was amazing! Very fair quote, came to our home to view the work we wanted done. Very thorough, answered all of our questions, no pressure. He answered texts promptly, showed up on time. Both Jorge and Benjamin were respectful of our home, covered every inch of furniture and flooring. The work was perfectly done. He cleaned and vacuumed before he left. We will definitely be using Ocegueda Painting Corp again."

"Jose and his team were great. Very professional and friendly, and the newly stained deck looks awesome. They pressure washed one day and came back to sand and put two coats on in one day. We’ll see how it holds up but I feel good about it."

"I highly recommend High Quality Painting for any drywall repair or painting project. I contacted several highly rated drywall and painting companies to get a quote for this project and only High Quality Painting was responsive. Salvador quickly got in touch with me after my request, promptly came out to my house to review the needed work and provide an estimate, and then quickly got the job scheduled and done. They arrive on time when they say they will arrive. They do an excellent job and all the work they did was outstanding - I couldn't be more happy and would definitely hire them again!"

Deck Staining questions, answered by experts

It’s necessary for paint to completely dry before exposure to rain, and that drying time varies by the type of paint used. Oil-based paint takes 6 to 8 hours to dry on average, meaning that’s the minimum time needed between the last brush stroke and the first raindrop. Latex paint dries faster at around 1 hour, and acrylic paint is even quicker, usually drying in about 30 minutes. If rain is in the forecast, check the paint manufacturer's details before laying on a new coat.

You can apply stain over peeling stain, but it’s not a good idea. Your old stain will get in the way of your new stain bonding to the wood, so you’re likely going to see the same issue again shortly after application. Your best option is to sand off the old stain and clean the surface thoroughly before applying new stain.

It’s a good idea to sand your porch before painting. This will remove loose or chipped paint and debris, and give you a cleaner surface so that your new paint goes on smoothly. But if the existing surface is in good condition, it’s not necessary to sand your porch before you paint.

The best exterior paint for the job of painting your front porch depends on the material you’ll be painting. Acrylic paint is often recommended for a wooden porch as it’s durable and easy to apply. If your porch is made of concrete, you’ll need to find a formula suited to that material.

You’ll need to restrain your deck when you notice fading, cracking, peeling, or mold and mildew over a moderate to large area, or when it’s become especially difficult to clean. As for how often to stain a deck, plan to do it every two to three years or whenever you start to notice extended damage.
