"Anthony was spectacular. We had Top Hat out to inspect our three gas fireplaces and our chimneys. After removing the vermiculite and spent ash from the bottom of the fireplaces to clean and inspect, Anthony identified that prior to our purchase of the house the fireplaces had been improperly converted from wood to gas. One fireplace did not have a fire box, one fire box had been improperly installed and the third was made from gerry rigged materials that were not fit for purpose. One of the the black pipe connections was made without pipe dope/sealant. One fireplace had a crimped supply line. One fireplace had a 12" bar for a 24" fireplace which was intended to be a starter for a wood fire, not to be used to run a continous gas fireplace. All three posed CO2 hazards. Anthony photographed everything for us, fully explained the issues and remedied all. He was polite, thorough and efficient and fairly priced. Highly recommend Anthony and Top Hat!"

"Extremely accommodating and fit me in, just in the knick of time for my inspection window. Also Rob is so knowledgeable. He found a hole in the chimney cap. And knows what to do for it. The home inspector did not have this knowledge so Rob saved the day! I can’t wait to have him do the repair."

"Good work, honest dealers, fair price. I had a weirdly hard time even getting an estimate for a chimney cleaning. Some places want you to schedule the cleaning, after which they will perform an inspection and tell you what else needs to be done. Another place told me I needed another $2000 of repairs that I'm pretty sure are unnecessary. Gem came out quickly for an estimate for the cleaning and identified the limited crack repair, new caps, and waterproofing that would keep my chimney cap protected. Gem's technician Grace was great to deal with on the day of the work."

"I had my chimney inspected and cleaned, and the whole experience was excellent. The technician was on time, professional, and helped explain the condition of the chimney and what was being done for me to understand. The inspection was thorough, the cleaning was done efficiently, and everything was left spotless afterward. I really appreciated the clear communication and honest recommendations. I’d definitely use this company again and highly recommend them to anyone needing chimney services."

Chimney Inspection questions, answered by experts

Yes, you should seal and cap an unused chimney to protect it from damage. Sealing the structure helps prevent moisture damage, which can lead to issues like cracks, spalling, efflorescence, and damaged mortar joints. Capping the chimney is also crucial to prevent blockages, damage from invasive critters, and downdrafts, while still allowing for proper air ventilation to manage moisture. For the best results, consult a chimney professional to select the right type of chimney or flue cap for your home. It's also wise to continue with annual chimney inspections to maintain the structure's integrity.

The most obvious and severe sign of a roof leak is the presence of wet spots on your ceilings, specifically on the top floor of your home. You can also identify a roof leak from your attic if you see sagging insulation or if you notice mold growth or water stains on the rafters or the underside of the roof deck. From the street, look for cracked or missing shingles, moss growth, and shingles that are curling upward, all of which can suggest a leak.

You should consider walking away from a home purchase after an inspection reveals major issues you are unprepared to deal with, such as structural damage, environmental problems, or significant issues with the roof or mechanical systems. These problems can cost tens of thousands of dollars to fix. Before making a decision, it's a good idea to get professional estimates for the repair costs to determine if the home is still worth buying. You should also consider external factors like the state of the housing market and how quickly you need to relocate.

Roofing estimates and inspections are not the same thing. Roofing inspections (whether done with a drone or by the traditional method) help you find any damage or defects on a roof. You will pay a set fee for a roofing inspection and use it to get certification or to determine whether repair or replacement is necessary. Beware of unsolicited contractors coming to your home and offering a so-called free roof inspection—these are often scams.

Roofing estimates, on the other hand, are typically free and offered by a roofing company hoping to earn your business. Some roofing estimates are performed with drones, while other companies will still opt to send people up onto the roof. Either way, the estimate is for roof repair or replacement costs the company wants you to hire them for.

The most common slope range for roofs on houses in snowy areas is between 4/12 and 6/12, or 50%. A roof with a slope of less than 10%, or roughly a 2/12 pitch, won’t be effective at shedding snow. However, roofs that are too steep can allow large amounts of snow to build up and fall all at once, creating a hazard for those on the ground.
