Customers say: Quick response

"Well written appraisal comparing my property to others that sold in the area. The report included not just comparisons of other properties but much information from local and county records. The appraiser took special care to evaluate not just the current property value but also the estimated value from the late 1990's when my dad died. This was a great tax savings. Definitely a 5 star appraisal."

"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance."

Small jobs welcome

"I was very happy with my experience with this company and the way that they handled my situation. There were some unusual issues with this appraisal that made it more complicated than the usual. It was handled professionally and in a very efficient manner and I was very pleased with how friendly and knowledgeable Don was and how he put me at ease and offered me much more advice than just the appraisal required! He is a great guy and I appreciate his expertise and his willingness to help me in the short amount of time that I had to get this done ! I would recommend him without any hesitation!"

"Very helpful advice from this company. Did not hire because they do not appraise the type of industrial property we need an appraisal for."

Property Appraiser questions, answered by experts

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

Yes, built-in bookshelves can be worth the investment and can add value to your home, especially when constructed from high-quality, timeless materials like luxury hardwood. They offer a practical and stylish storage solution that utilizes wall space effectively. While they cost more than store-bought units, the custom fit and potential to increase your property's resale value make them a desirable feature for many buyers, particularly for homeowners with large book collections. For the best return on investment, consider having them professionally built.

Installing a flagpole can improve your home’s curb appeal, so it will often have a modest positive impact on your property value. You’ll see a much larger bump in property value if you install a custom wooden flagpole than you would if you install a standard aluminum pole. Adding lighting to your flagpole will also have a positive impact on home value, as will trimming trees away from the new lawn addition.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.
